Frisco, Texas Homes and Neighborhoods
My home base. A strong address still needs the right price, presentation and negotiation.
Living in Frisco
Frisco neighborhoods range from communities built in the 2000s to brand-new construction on the north side of town. The city sits mainly in Collin County, north of Dallas, and it's my home base. Parts of Frisco are in Denton County, and I cover that in one Denton County page. Homes near ponds and lakes are on my Frisco lake neighborhoods page.
People choose Frisco for different reasons. Some want a 2000s-era neighborhood with mature trees and a community pool. Some want a new build with the latest floor plan. Some are relocating for a job along the Dallas North Tollway and need a commute that works. Each of those buyers is looking at a different Frisco, and each seller is competing with a different set of homes.
That's why I never treat Frisco as one market. The right price and the right plan depend on the neighborhood, the age of the home and what's for sale around it right now.

How I Work in Frisco
I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty. Our office is at 6160 Warren Pkwy in Frisco, and most of my business happens within a short drive of it.
Here's what I tell every Frisco seller: don't let the city name do all the selling. A Frisco address carries weight, and buyers still compare your home with every other home in their price range, including new construction a few miles north. Your home needs the right positioning, presentation, price and negotiation behind it.
I run every Frisco sale and purchase through my CLEAR Real Estate Method. Sellers see a Plan A, B and C for pricing before we list. Every listing gets professional photos, a walkthrough video, its own website, paid ads and a promoted listing on Homes.com. Boosted Zillow ads run on select homes, and luxury homes, $800,000 and up, get a 21-video series.
Buyers start with a buyer consultation before any showings, so we know what the home has to do for you before we tour. Selling in Frisco? Buying in Frisco? Start there.
Frisco Neighborhoods & Communities
Panther Creek Estates. I know Panther Creek Estates inside and out. It sits in northeast Frisco near Coit Road and Eldorado Parkway, bordered by Panther Creek Parkway. Most homes were built between about 2003 and 2012. You'll find two-story brick homes, many with four or more bedrooms and flex space and some up to about 5,000 square feet, and one-story homes with three bedrooms and an office, about 2,000 to 2,600 square feet. The neighborhood has an HOA pool and three city parks, and Northeast Community Park sits next door with walking trails, sports fields and a large skate park.
Buyers who want everything on one floor, including people downsizing in Frisco, look for one-story homes like these. If you own one, that shapes who your buyer is and how we market your home.
2000s-era Frisco. Neighborhoods built in the 2000s, like Panther Creek Estates, compete on location, lot and mature landscaping. Updates and condition shape the price more than square footage alone.
North Frisco and new construction. Newer communities toward US 380 offer the latest floor plans and builder incentives. If you're selling a resale home, those builders are part of your competition. If you're buying, I'll help you compare them on the full numbers. See new construction in Frisco.
Frisco Housing Market & Home Types
Frisco is mostly single-family homes, from starter homes to luxury estates, with townhomes and new construction mixed in. Home ages run from the early 2000s to homes still being built today.
Because the range is so wide, a citywide average price tells you little. What your home is worth depends on its neighborhood, age, updates, lot and the homes competing with it this month. I pull that from recent sales in your part of Frisco, not from a city-wide number. Find out what your Frisco home is worth.
Schools come up in nearly every Frisco conversation. Most of Frisco is in Frisco ISD, and some addresses near the city's edges fall in other districts. Always check the district for the specific address. I'll point you to the district's own boundary tools so you can confirm it yourself.

Getting Around Frisco & Local Lifestyle
Frisco's main roads are the Dallas North Tollway, the Sam Rayburn Tollway (State Highway 121) and US 380. Where you work and which of those you drive every day should shape where you buy.
Frisco is home to The Star, the Dallas Cowboys headquarters, plus PGA Frisco, Toyota Stadium and Stonebriar Centre. Universal Kids Resort opened in Frisco in July 2026. From Panther Creek Estates, Universal Kids Resort is a short drive.
The University of North Texas also has a campus in Frisco. UNT at Frisco sits at Preston Road and Panther Creek Parkway, close to Panther Creek Estates, with its Frisco Landing building open since 2023. And for dinner, Halo Pizzeria is on Panther Creek Parkway, a block from the neighborhood. It's my pick for the best pizza in Frisco.
