Lewisville Lake Homes and Living Near the Lake
The lake, its parks and the cities on its shore, drawn from city and government sources.
Lewisville Lake at a glance
Lewisville Lake is a federal project, and the US Army Corps of Engineers, Fort Worth District, runs it. The Corps lists three missions for the lake: flood risk management for the Dallas metro area, water storage for the City of Dallas, and management of recreation and natural resources around the lake.
Here is what the Corps publishes about the lake itself. It gives the dam length, including the spillway, as 32,888 feet. It gives the lake's area at conservation pool as 23,280 acres, with 233 miles of shoreline at that level, and the top of conservation pool as 522 feet above mean sea level. The Corps also says the lake is usually kept within several feet of conservation pool, and that local municipalities, which own most of the water, may draw it down considerably during droughts. The Corps notes this data is not quality controlled.
One thing matters for every buyer and seller: the Corps manages the federal land and the dam, and the cities manage their own lakeside parks under leases. If you have a question about the lake, ask the Corps. If you have a question about a city park or ramp, ask that city.

Recreation on the lake
The Corps runs four parks of its own on Lewisville Lake. Hickory Creek Park is a campground. Westlake Park is a day-use park with a boat ramp, four pavilions and shoreline fishing. Doe Branch Park and Big Sandy Access are day-use areas with boat ramps and shoreline fishing. The Corps lists camping reservations through recreation.gov.
Cities run many of the rest. The Corps lists 17 leased parks and a boat ramp list that names the city or agency behind each ramp. It also lists five public marinas: Eagle Point and Pier 121 in Lewisville, Hidden Cove in The Colony, Lakeview in Lake Dallas and Cottonwood Creek in Little Elm.
The Corps boat ramp page carries two reminders worth repeating: lake levels vary, and boat operators are responsible for watching for obstructions. The Corps water safety page says to wear your life jacket. Fees, hours and closures change, so check the Corps Lewisville Lake page or the city that runs the park before you go.
Lake shoreline cities
The Corps names the city behind each leased park and boat ramp. These are the cities I can place on the lake from the Corps and the cities' own sites.
Little Elm. The Corps lists Little Elm Park and Cottonwood Park as leased parks run by the town, and Doe Branch Park sits at the end of Gammon Road in Little Elm. The town also has The Lakefront district. This is the part of the lake I know best for clients. See my Little Elm page and my Little Elm lake neighborhoods page.
The Colony. The City of The Colony describes itself as nestled along the eastern shore of Lewisville Lake in Denton County. The Corps lists the city as the operator for Stewart Creek Park and for Hidden Cove and Eastvale parks, each with a boat ramp. Learn more at thecolonytx.gov.
Lewisville. The City of Lewisville runs Lewisville Lake Park, which the city places on the lake's south shore, and the Corps lists the city for Lake Park, Tower Bay and East Hill. Learn more at cityoflewisville.com.
Highland Village. The town's own pages place Copperas Branch Park and Pilot Knoll Park on Lake Lewisville. Learn more at highlandvillage.org.
Hickory Creek. The town says it operates Arrowhead, Harbor Lane, Sycamore Bend and Point Vista parks through a lease from the Corps. Learn more at hickorycreek-tx.gov.
Lake Dallas. The city says the lake shoreline borders much of Willow Grove Park. Learn more at lakedallas.com.
Oak Point. The Corps lists the City of Oak Point for Crescent Oaks Park and its boat ramp. Check with the City of Oak Point for current access rules.
Frisco. I cover Frisco as my home office city. The City of Frisco says its planned Grand Park will span from the Dallas North Tollway west to Lake Lewisville and FM 423. For lake buyers, I send you to my Frisco lake and pond neighborhoods page for the water Frisco names. Several of these cities sit in Denton County, which I explain on my Denton County page.
Living near the lake: what I help you compare
Near the lake covers a lot of ground. A home on the shore and a home a few minutes from a boat ramp are different homes. I help you compare them on one list.
- Distance to the water. I measure from the front door to the shore, to the nearest park and to the nearest boat ramp.
- Access points. I check which public ramp, marina or park is closest, and who runs it. Cities and the Corps set their own fees, hours and passes.
- Flood zone and lake level. I do not decide flood zones. I help you ask the city floodplain office, look at the FEMA flood maps and talk with your insurance agent. For the lake itself, the Corps is the place to ask. Highland Village, for example, says its boat ramps reopen after flooding once the lake reaches 524 feet.
- Land next to the lake. For private property next to Corps land, the Corps says land below the 537.0 foot contour is flowage easement land, that boundaries can vary so you check the deed, and that structures there need written approval from the District Engineer. I help you ask the Corps about the exact address.
- Docks and boathouses. The Corps FAQ says it is not allowing new boat houses or docks at Lewisville Lake, and that a boathouse permit is valid for five years or until the boathouse changes owners. If a listing mentions a dock or boathouse, I ask for the permit paperwork. Corps shoreline rules are on the Corps Shoreline Management Plan page.
I run every purchase and sale through my CLEAR Real Estate Method. Buyers start with a buyer consultation before any showings. These are questions I help you ask. They are not guarantees about any home.
Lake neighborhoods
I only name a community when its builder or the community's own page ties it to the lake. In Little Elm, two meet that test: Northlake Estates, which Lennar describes as tucked between two arms of Lewisville Lake, and Lake Pointe, which Beazer Homes describes as along the shores of Lake Lewisville. My Little Elm lake neighborhoods page has the detail.
For ponds and lakes inside Frisco communities, see my Frisco lake neighborhoods page. Tell me the water you want, and I will build your list from there.
Selling a home near Lewisville Lake
When I list a home near the lake, I show the sellers a Plan A, B and C for pricing before we go live. The home gets professional photos, a walkthrough video, its own listing website, paid ads and a promoted listing on Homes.com. The photos and video show a buyer how close the water is, not only the house. Start with a home valuation and I will pull recent sales near your address.
