Why an online estimate isn't enough

Online estimates are a fair place to start. They use public records and recent sales, and they're fast.

They can't see inside your home. They don't know about the new kitchen, the original flooring, the busy road behind the fence or the pool that needs work. They also can't tell you how a buyer in your neighborhood is likely to respond this month.

A home's value comes from more than its size and address. Condition, updates, lot, layout and the homes competing with it all shape what a buyer will pay. In Prosper and Celina, a resale home may compete with a new-construction model a few streets away. I price against the competition you face.

You decide what happens next. Listing now, listing later or not at all are all good answers.

No, but it helps. A short visit lets me see the updates, the condition and the details that don't show up in records, which makes the range more accurate.
