Plano, Texas Homes and Neighborhoods

Neighborhoods with mature trees where updates and condition shape the price.

Living in Plano

Plano is a Collin County city, and it is a big place with more than one kind of street. A home near historic downtown and a home near the west side nature preserve are in the same city and in different markets.

Plano sits mostly in Collin County, with a part in Denton County, so the county for a given address matters when you look up records. The Collin County Clerk's office keeps official county records and recording of property documents, and its site has a deed search: Collin County Clerk.

Plano is also served by more than one school district. The city's own tax page lists Plano ISD, Frisco ISD and Lewisville ISD, so the district depends on the address, not the city name.

How I Work in Plano

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty. Our office is at 6160 Warren Pkwy in Frisco, a short drive from Plano. I help buyers and sellers in Plano and work across Collin County.

Here is what I tell every seller: a Plano address gets buyers to look, but it does not set your price. Buyers compare your home with every other home in their range. Updates and condition shape what they will pay, so we plan around those before we list.

I run every sale and purchase through my CLEAR Real Estate Method. Sellers see a Plan A, B and C for pricing before we list.

Buyers start with a buyer consultation before any showings, so we know what the home has to do for you before we tour. Selling in Plano? Buying in Plano? Start there.

Plano Neighborhoods & Communities

New builder communities. Plano Gateway by CB JENI Homes is a townhome community in Plano with four three-story floorplans, three bedrooms, kitchen islands, third-floor balconies and game rooms. 1897 Townhomes at Downtown Plano by InTown Homes offers two- and three-story townhomes with two-car rear-attached garages, and some plans include private roof decks. The builder places it minutes from Downtown Plano with access to DART and major highways. Ask me which homes are still available and what the builder is including.

Golf and country club communities. The Courses at Watters Creek, formerly Chase Oaks, is at 7201 Chase Oaks Blvd. Its 18-hole Traditions Course is a redesign of the old championship course and runs through red oak, cedar elm and pecan trees. If a home near the course is on your list, we will look at what that location does for the home.

Popular communities. Deerfield is in Northwest Plano, and its homeowners association has a clubhouse that members can rent, with grounds that include bike trails and a gazebo. Whiffletree is made up of more than one association: Whiffletree V, VI and VII sits north of Legacy Drive and east of Coit Road, and Whiffletree I through IV sits between Coit Road and Independence Parkway, near Buckhorn Park. Willow Bend, Lakeside on Preston and Russell Creek are established Plano communities too, and the City of Plano has a park named Russell Creek Park. Tell me which one you are drawn to and I will pull recent sales for that exact street.

Historic Downtown Plano and Haggard Park. The City of Plano recognizes Haggard Park and Downtown as a locally designated heritage district. Haggard Park has a gazebo, a playground and the Interurban Railway Museum, and the Downtown Plano DART station on the Red Line sits beside it. If you are looking at a home near downtown, ask me what the heritage designation could mean for changes to the property, and we will check with the city before you commit.

West Plano and Arbor Hills. Arbor Hills Nature Preserve is a roughly 200-acre city preserve on Plano's western edge, with trails for walking and jogging. Homes near it appeal to buyers who care about trail access, so we market them that way.

Along the Legacy Trail. The city's Legacy Trail is a hike-and-bike route that follows White Rock Creek. Proximity to a trail is a feature we measure and show in a listing, not a guess.

Plano is large, and I would rather walk you through the specific street than hand you a label.

Plano Housing Market & Home Types

A single average price for Plano tells you little. Where a home sits, how it has been updated and how it is presented all move the number, and two homes a few miles apart can price differently.

When I prepare a Plano seller, I pull recent sales close to the home, then build a Plan A, B and C for pricing. You choose with the numbers in front of you. Find out what your Plano home is worth.

For buyers, the work is the same in reverse. We decide what the home has to do for you, then compare the full cost of each option, including updates you would need to make. Always confirm the school district for the specific address with the district's own boundary tool before you make an offer.

Getting Around Plano & Local Lifestyle

The City of Plano names four highways through town: the Sam Rayburn Tollway, the President George Bush Turnpike, the Dallas North Tollway and US 75. Major city roads include Legacy Drive, Park Boulevard, Parker Road and Plano Parkway. Which of these you drive every day should shape where you buy. Road projects change, and recent updates are found on the City of Plano's road construction page.

DART serves Plano with two light rail stations. The Downtown Plano station sits on the Red Line, and Parker Road Station is at the north end of the North Central corridor.

The city lists recreation centers and pools including Carpenter Park Recreation Center, Douglass Community Center, Liberty Recreation Center, Oak Point Recreation Center, Tom Muehlenbeck Recreation Center, the Plano Aquatic Center, Jack Carter Pool and the Sam Johnson Recreation Center for Adults 50+. Details are on the City of Plano recreation page.

For events, the Visit Plano calendar sorts listings into groups like Food & Drink, Music & Comedy, Holiday and Sports & Recreation, and it has featured the Plano Balloon Festival, AsiaFest, the Plano International Festival and the Plano Half Marathon. Recent updates are found on the Visit Plano events calendar. The Plano Chamber of Commerce, which says it has served the Plano business community since 1946, posts its own events, including the Best of Plano Awards and an annual golf tournament, at planochamber.org.
