Buying Your Next Home First, Then Selling

Find your next home first, then sell the one you have, with a plan for the overlap.

Find the right home without the clock

Buying first lets you take your time and move in when you're ready. You're not shopping under a sale deadline, and you may only have to move once.

I'm Omega Mejia, a real estate agent in Frisco, Texas. I help you decide whether buying first fits, and build a plan for the overlap.

What buying first asks of you

The trade-off is that you may carry two homes for a while. A good plan answers one question: how long could the overlap last, and can you carry it comfortably?

  • Price your current home first. You'll know what the overlap might cost and what you're likely to walk away with.
  • Get the house ready early. When photos, video and the pre-listing inspection are ready, your home can list the moment you find the next one.
  • Talk with your lender. How you finance the next home changes how much room you have. I'll introduce you to lenders I work with.
  • Decide how long you'll wait. Choose ahead of time when you'd make a price move on your current home, so you're not deciding under stress.

Is buying first right for you?

It depends on your numbers, your dates and what you're comfortable carrying. Read how Frisco homeowners decide the order, or see how selling first works.

Start with your plan

Tell me what you're planning. I'll help you pick the order and build the plan, so the dates never feel like a guessing game.

This page describes my general approach and isn't legal, tax or lending advice. Check financing and tax questions with your lender and tax advisor.

Frequently Asked Questions

Can I buy a new home before my house sells?

Many homeowners do. It works best when you know what your current home is likely to bring, have a plan for how long the overlap could last and have talked with your lender.

How do I avoid carrying two homes too long?

Price and prepare your current home before you start shopping, so it can list quickly when you find the next one. Decide ahead of time when you'd adjust the price.

How do I avoid moving twice?

Line up the closing dates so they fall close together. It takes coordination between your sale, your purchase and your lender, and it's worth planning early.

Who should I talk to about financing and taxes?

Talk with your lender about financing and your tax advisor about taxes. I point you to them instead of guessing.
