Prosper, Texas Homes and Neighborhoods

Custom finishes and large lots, where resale homes compete with new construction.

Living in Prosper

Prosper sits in western Collin County, north of Frisco, with some addresses on the Denton County side (see my Denton County page). The Town describes itself as a place that keeps a rural character, with wide-open spaces and rolling hills, even with the Dallas area close by. It was incorporated in 1914, and its historic downtown still has brick buildings, some of them now home to businesses.

That's why I never treat Prosper as one market. The right price and the right plan depend on the street, the age of the home and what's for sale around it right now.

These are real communities I can confirm with a builder, a developer, the city or the community's own site. Tell me which one you are drawn to and I will pull recent sales for that exact street.

How I Work in Prosper

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty. Our office is at 6160 Warren Pkwy in Frisco, a short drive south of Prosper. I help buyers and sellers in Prosper, and I work across Collin County. I also hold the ABR, GRI and RENE designations.

Here's what I tell every Prosper seller: a resale home can compete with new construction a few streets away, but only if it's positioned, priced and presented to do it. Builders have incentives and model homes. Your home needs a plan that answers them.

I run every sale and purchase through my CLEAR Real Estate Method. Sellers see a Plan A, B and C for pricing before we list, and every listing gets professional photos, a walkthrough video and its own website.

Buyers start with a buyer consultation before any showings, so we know what the home has to do for you before we tour. Selling in Prosper? Buying in Prosper? Start there.

Prosper Neighborhoods & Communities

Downtown Prosper. The Town's downtown is the oldest part of Prosper. Its historic brick buildings now hold cafes, restaurants, boutique shops and specialty stores, and the Town's Downtown Prosper Master Plan targets a Town Green, a Downtown Connector and a Downtown Plaza for investment. Parvin Park, listed by the Town as the Downtown Park, is part of that area.

New construction. Builders sell new homes near Prosper resale streets, and if you're selling a resale home, they're part of your competition. If you're buying, I'll help you compare a new build with a resale home on the full numbers, not the sticker price alone. See new construction in Prosper.

New builder communities.

  • Star Trail. A master-planned community from developer Blue Star Land LP. Its builders are American Legend Homes, Britton Homes, Coventry Homes, Highland Homes and Toll Brothers, with Highland Homes listing 55, 65 and 86 foot lot sections. The community lists a five-acre community center, a second amenity center with three pools and a putting green, and miles of trails. Its own site says residents are served by city water and do not incur MUD or PID fees.
  • Brookhollow West. A Shaddock Homes community on 50 foot homesites with a resort-style pool and cabana, parks, a playground and rolling terrain, in Prosper ISD. Shaddock's community page states "No MUD or PID tax!"
  • Dominion at Brookhollow. Townhomes by Landon Homes inside the Brookhollow master-planned community, with garage-only attachment and private fenced yards. The community lists fishing ponds, hike and bike trails, sports courts and a community center. Landon Homes' page lists the tax rate as "no MUD or PID".
  • Windsong Ranch. A master-planned community whose site names Shaddock Custom Homes and Southgate Homes as builders. It lists The Lagoon, a five-acre private lagoon, resort-style pools, a sports courts complex and an 18-hole disc golf course, in Prosper ISD.
  • Wandering Creek at Brookhollow. A Toll Brothers community with an Executive Collection on 74 foot home sites and an Estate Collection on 84 foot home sites. Toll Brothers lists walking trails and common space, with Prosper ISD schools.
  • Park Place. A Shaddock Homes community of 80 foot lots in Prosper ISD, with floor plans from about 2,700 to 4,700 square feet on the builder's page.

Golf and country club communities.

  • Gentle Creek Country Club. A private club in Prosper whose D.A. Weibring parkland course opened in 2002. The club's page describes 235 acres, a 22-acre lake, TifEagle Bermuda greens and par 72 from four sets of tees. The Town's planned development list includes Gentle Creek as PD-1.

Want a specific subdivision? Tell me the name or the street and I'll pull the recent sales around it. I would rather start from your address than from a neighborhood label.

Prosper Housing Market & Home Types

Prosper has both resale homes and new construction, and the two compete for the same buyers. A citywide average tells you little about your house.

What your home is worth depends on its neighborhood, age, updates, lot and the homes competing with it this month, including new builds nearby. I pull that from recent sales close to your address. Find out what your Prosper home is worth.

The Town's website lists Prosper Independent School District as the district for Prosper. Confirm the district for a specific address with the district itself.

Planning to sell and move on? We'll line up the home you sell with the one you buy so the timing works on both ends.
