First-Time Home Buyers in Collin County

Step-by-step help from pre-approval to keys, with every term explained before you sign.

Nobody explains this part, so I will

Buying a home for the first time comes with a lot of new words and a lot of decisions you've never made. Option period. Earnest money. Appraisal. Title company.

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty in Frisco. I spent 30+ years as an educator and coach before real estate, so explaining things clearly is what I do. Nothing is too basic to ask me.

I help first-time buyers across Frisco, McKinney, Plano, Prosper and the rest of Collin County.

The path, step by step

  1. Get pre-approved. A lender tells you what you can borrow. We also talk about the monthly payment you're comfortable with, which matters more.
  2. Meet with me. Our buyer consultation runs 60 to 75 minutes. We cover what you want, your timeline and how buying works in Texas.
  3. Sign a buyer representation agreement. This happens before we see any homes. It spells out what I do for you and how I'm paid.
  4. Search and tour. I set up a search that sends you matching homes. On every showing, I tell you what I see.
  5. Write an offer. We build the plan before the right home appears, so you can act with confidence.
  6. Inspect, finance and close. I coordinate inspections, stay in touch with your lender and walk you through closing day.

Terms you'll hear, in plain language

  • Option period. A short window after your offer is accepted, usually 7 to 10 days. You inspect the home and decide whether to move forward.
  • Earnest money. A deposit that shows you're serious. It's negotiated on each offer, usually around 1% of the price, and the title company holds it.
  • Appraisal. Your lender's check that the home is worth what you agreed to pay.
  • Title company. The company that handles your closing in Texas.

I'll explain every term before you sign anything. If it's confusing, I haven't explained it well enough yet.

The worries I hear most

Are we buying too high? What are we overlooking? What if the inspection finds something? These are good questions, and I'd rather hear them now than after you've signed.

I tell you the truth about every home. What's strong, what worries me and what I'd want to know before an offer. I also negotiate the whole deal, not only the price. I hold the RENE designation, Real Estate Negotiation Expert.

Questions about your loan, your payment and what you can afford belong with your lender. I'll tell you what to ask.

Start with a conversation

You don't have to be pre-approved to talk to me. Tell me what you're hoping for, and I'll tell you what the first step looks like. Book your buyer consultation.

Frequently Asked Questions

Do I need to be pre-approved before we talk?

No. Pre-approval is one of the first steps, and I can tell you what to expect. You'll want it before we start touring homes.

What is the option period?

It's a short window after your offer is accepted, usually 7 to 10 days, when you inspect the home and decide whether to move forward, ask for repairs, or walk away.

How much earnest money will I need?

It's negotiated on each offer and is usually around 1% of the price. The title company holds it until closing.

Do I have to pay you out of my pocket?

We sign a buyer representation agreement before we see any homes. It spells out how I'm paid, everything in it is negotiable, and I explain each part first.

What if I'm nervous about making a mistake?

That's normal. I tell you the truth about every home, explain each term before you sign, and make sure the plan comes before the offer.
