Buying a New Custom Home or New Construction in Collin County

Build a custom home, buy a turn-key new home or compare builders, with me on your side of the builder's contract.

The builder's salesperson works for the builder

Buyers tell me, "We thought buying new would be easier." Then the questions start. Which upgrades are worth it? Why is this lot $40,000 more? Are the incentives real?

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty in Frisco. The salesperson in the model home works for the builder. I work for you.

I represent new-construction buyers across Prosper, Celina, Frisco, McKinney and the rest of Collin County.

What I do for you

  • Represent you with the builder. I'm in the conversation from your first visit, and I negotiate for you.
  • Compare upgrades. I'll tell you which are worth the money and which you can skip.
  • Read the lot. Lot premiums can add a lot to the price. We look at what the extra money buys.
  • Look at incentives. I help you see which incentives are real and what they're worth to you.
  • Compare against resale. A resale home a few streets away may be the better deal, or it may not. We compare them on the full numbers.
  • Coordinate inspections. A new home still deserves an inspection. I help you arrange it and read the report.

Building a custom home

A custom home gives you the most say, and it asks for the most decisions. Here's how I help you think it through:

  • The lot. Where the home sits shapes the plan and the daily routine. We look at the lot's size, shape and any community rules before you commit.
  • The builder. I help you compare builders on what they've built, how they communicate and what the contract says.
  • The contract and selections. I help you read what's included, how changes are handled and where upgrade money earns its place.
  • Your timeline. If you're selling a home to build, we plan the dates together so you know where you'll live along the way.

Buying a turn-key new home

A turn-key home is finished or close to it. It fits when you want new construction without the long list of decisions. We compare floor plans, communities and incentives side by side, and I tell you which offers hold up on the full numbers.

Bring me in before you visit the model home

Builders often ask you to register on your first visit. Before you do, talk to me. I'll tell you what to expect and how to protect your position.

Some buyers hear, "You don't need an agent." What that means is that you don't need one for the builder. You may need one for yourself.

Look at the whole picture, not only the price

A new build's price is one number. Upgrades, the lot, the timeline, property taxes, HOA dues and resale all change what the home costs and what it's worth later.

I hold the RENE designation, Real Estate Negotiation Expert, and I negotiate the whole deal. See how I help buyers, step by step.

Start before you sign anything

Tell me which community you're considering. I'll tell you what I'd ask the builder before you decide. Tell me what you're looking at.

Frequently Asked Questions

What's the difference between a custom home and a turn-key home?

In a custom home you choose the lot, plan and finishes, and the builder builds it for you. A turn-key home is already built or nearly finished, so you choose less and move in sooner.

Can you help me sell my current home while I build?

Yes. We plan the two dates together so you know where you'll live between homes.

Do I need my own agent for new construction?

The builder's salesperson works for the builder. I work for you, and I help you compare upgrades, lot premiums and incentives, and negotiate with the builder.

When should I bring you in?

Before your first visit to the model home. Builders often ask you to register then, and it helps to know what to expect first.

Are builder incentives worth it?

Sometimes. I help you compare the incentive against the price and the other costs, so you know what it's worth to you.

Which upgrades should I pay for?

I'll tell you which I think are worth the money and which you can skip, based on what you plan to do with the home and what's likely to matter at resale.

Should I get an inspection on a new home?

Yes. A new home can still have problems. I help you arrange an inspection and read the report.
