Little Elm, Texas Homes and Neighborhoods

Little Elm sits on the eastern shore of Lewisville Lake, and the lake shapes the town. The town's own materials describe it as primarily four peninsulas of the lake, with about 66 miles of shoreline.

That changes how homes are bought and sold here. A home with a lake view, a home a few minutes from the water and a home on the far side of town are three different products, even at similar prices.

I treat Little Elm as several small markets. The right price depends on where the home sits, how old it is and what is for sale around it.

Little Elm has many named communities, and I only name the ones I can point to in a builder's page or the Town's own directory. Start with the places that define the town, then the communities below. They all affect how a home shows and sells.

New builder communities. Lennar lists Northlake Estates in Little Elm as a master-planned community of new single-family homes with two collections, Brookstone and Classic. Lennar's page describes a swimming pool with cabanas, a playground, walking trails and parks. David Weekley Homes also lists Prairie Oaks and Prairie Oaks Gardens among its Little Elm communities.

Popular communities. The Town of Little Elm's HOA directory lists homeowner associations for Paloma Creek, Sunset Pointe, Villages of Woodlake, Frisco Hills, Lakewood Estates and Eldorado Estates, among others. I compare homes in each one by age, updates and lot, and I pull recent sales for the exact address.

The Lakefront. The Lakefront is the town's lakeside district. The town and the district's own site list The Cove, The Rec and The Lawn, plus restaurants, a beach, a boat ramp and a marina. Homes within an easy drive of it often get shown to buyers who care about being near the water and the events held there.

Near Little Elm Park. The Town lists Little Elm Park at 701 W. Eldorado Parkway, with a playground, picnic areas, sand volleyball, athletic fields, a swim beach with no lifeguard on duty, a pavilion with grill, an amphitheater, a boat ramp and hiking and biking trails. Distance to a park or trail is a fact buyers ask about, and I'll measure it for the specific address.

Homes by age. Like most lake towns, Little Elm has homes built at different times. I sort comparisons by age, updates and lot, because a newer home across town and an older one by the water rarely compete for the same buyer.

The town's economic development office lists US 380, FM 720 and FM 423 as major routes. Eldorado Parkway is the main road through town, and Oak Grove Parkway is another road the town lists. Drivers heading south reach the North Dallas Tollway or State Highway 121. Where you work and which of those roads you use every day should shape where you buy.

The lake is the center of local life, and the Town's parks list shows how much of it is public space. Little Elm Park has the swim beach, boat ramp and designated tent camping. Cottonwood Park, at 900 Lobo Lane on the northeastern shore of Lewisville Lake, has a 1.5-mile woodchip trail, a kayak launch, fishing and rentable pavilions, with the Cottonwood Sports Complex next door.

Away from the water, the Town describes McCord Park as 38 wooded acres on FM 423 with over a mile of trail, an 18-hole disc golf course, a fishing pond and dock, a splash pad, a dog park and two playgrounds. The Lakefront district lists a Farmers Market at The Lawn, Yoga at The Lawn, movie nights, a concert series and a kids market, plus larger events such as Big Easy in Little Elm, Little Elm Brew and Que and Autumn Fest. The Rec at The Lakefront houses the Town's Parks and Recreation office, and The Cove at The Lakefront is the district's water park.
