Is a Destin vacation home a good fit for Frisco, Texas owners?

Is a Destin vacation home a good fit for Frisco, Texas owners? It is a good fit for a Frisco or Collin County owner who will use it often and has planned for flood coverage and Florida taxes. It is a poor fit for an owner counting on rental income to make the numbers work.

I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group. I live in North Texas and I own and operate a short-term rental in Destin, Florida, so I know the owner's side as well as the buying side. A short answer is also in my FAQ.

Is a Destin vacation home a second home or an investment property?

It depends on how you use it, and that changes your loan. Lenders treat a second home as one you occupy for part of the year, suitable for year-round use, a one-unit home that you control, and not a rental or a timeshare. A home under an agreement that gives a management company control over who stays there does not count as a second home.

A home you plan to rent out may be treated as an investment property, with different loan terms. If a lender sees rental income, the loan can stay a second home only when that income is not used to qualify. Your lender makes the call, which is why how you plan to use the home comes first.

Does homeowners insurance cover flood damage on a Destin home?

No. FEMA says most homeowners insurance does not cover flood damage, and flood coverage is a separate policy. Owners in high-risk flood zones with government-backed mortgages must carry flood insurance, and a new National Flood Insurance Program policy typically has a 30-day waiting period.

For a coastal home, flood coverage is part of the cost from day one, and premiums vary by property. That cost belongs in your numbers before the option period ends, not after.

How are Florida property taxes different for a Destin second home?

Florida limits how fast the assessed value of a second home can rise. Section 193.1554 of the Florida Statutes caps the yearly change on non-homestead property at 10 percent of the prior year's assessed value, and resets the value to full market value as of January 1 of the year after a change of ownership or control. The cap protects you once you own the home, and the first assessment after your purchase can reflect the full market value, so the seller's tax bill does not carry over.

Your Frisco home follows Texas rules, which I cover in my post on how Texas property taxes work in Collin County.

What does a Destin vacation home cost you beyond the price?

Time and upkeep. A second home brings insurance, taxes, repairs, a separate set of rules for rentals, and a trip when something breaks. Short-term rental rules vary by county, city and homeowners association, and the state and county may collect taxes on rentals.

It also does not replace your main home plan. If you are selling in Frisco to buy on the coast, the order matters, and I explain it in selling first or buying first.

What decides whether a Destin home fits a Frisco owner?

  • How you will use it. The weeks you plan to stay, and whether you plan to rent, shape everything else.
  • How the loan is classified. Second home and investment property carry different rules.
  • Flood and homeowners coverage. Both are priced by the specific address.
  • Rental rules. County, city and HOA rules set rental limits, minimum stays and registration.
  • The tax reset. Florida reassesses at full market value the year after you buy.

Pair this with a plan for your Texas home, including preparing your home if you will sell to fund the purchase.

How do Frisco owners start planning a Destin home?

Start with how you would use the home and what you would carry. My vacation homes page lays out the questions, and my Destin short-term rental page explains the owner's side from experience.

If you are a Frisco owner thinking about a Destin home, contact me and I will walk you through it from the Destin owner's side. If you need to sell in Frisco to fund it, request a home valuation and we will map the order.

This is general information about my approach, not legal, tax, financial or insurance advice.
