Buying a Short-Term Rental in Destin, Florida

From an owner and operator who has done it.

I own and operate one myself

I'm Omega Mejia. I bought a vacation home in Destin, Florida, and I own and operate it as a short-term rental. I live in Frisco, Texas, so I know what it takes to run a beach property from a few states away.

That firsthand experience shapes the questions I ask every buyer who is thinking about a Destin rental. See all my vacation home help, from a Texas getaway to a beach home on the Florida Panhandle.

My Florida broker

My Florida broker is Rob Brooks Realty, a local Panhandle brokerage. I'm a licensed Florida real estate agent (Florida license #3630150), and for Florida purchases I work with Rob Brooks Realty. Their local team and I work together for you, so you have someone on the ground where you're buying.

Questions to settle before you buy a rental

  • The rules for that exact address. Short-term rental rules differ by city, county and community association, and they can change. Check them for the address you're considering before you make an offer.
  • How you'll use it. A home you'll enjoy yourself, rent part of the year or rent most of the year can each be treated differently by a lender and by an insurer. Tell them your plan first.
  • Insurance and flood zone. Near the water, coverage and flood questions matter. Get quotes on the specific home early.
  • Who runs it. Self-managing from a distance takes systems and a reliable local team. A management company is another option, with its own terms to read carefully.
  • Upkeep. Cleaning, maintenance, supplies and repairs between guests add up. Plan for them in advance.
  • Taxes and licenses. Rentals can involve local and state registrations and taxes. Ask a Florida tax advisor and the local authorities what applies to you.
  • Your numbers. Any income estimate is a guess until it's real. I never promise rental income, and I'd ask you to be careful with anyone who does.

Where I can help you look

Areas I can help you look at include Destin, Santa Rosa Beach and 30A, Fort Walton Beach, Navarre, Gulf Breeze, Pensacola Beach and Perdido Key, plus Orange Beach and Gulf Shores across the Alabama line.

Not always. Short-term rental rules differ by city, county and community association, and they can change. Check them for the exact address before you buy.

No. Rental income is never guaranteed, and any estimate is a guess until it's real. I share what I can from my own experience and point you to the right people for numbers.

Does a short-term rental change my loan?

It can. A lender may treat a home you'll use yourself differently from one you plan to rent out, so tell your lender your plan before you start shopping.
