Investing in a Home: Flip It or Hold It
From an investor who has made these decisions with her own money.
I invest the way I advise
I'm Omega Mejia, a real estate agent in Frisco, Texas, and I've been a real estate investor since I bought my first rental in 2005. I've renovated property, and I own and operate a short-term rental in Destin, Florida, and I'm holding a Fort Worth home as a long-term rental. So when I help an investor, I'm not repeating a textbook. I've made these decisions with my own money.
This page shares how I think about the choice every investor faces: flip the home, or hold it.

Flipping a home
A flip is a project with a deadline. You buy, improve and sell, and your result depends on three things you can't fully control: what you pay, what the work costs and where the market is when you finish. The questions I'd settle first:
- The scope. What work will the next buyer pay for, and what work won't come back to you?
- The sale price. What did the closest finished homes sell for, not what they were listed at?
- The clock. What does every extra month of holding, financing and insuring the home cost you?
- The exit. If the market slows, can you still win by renting it instead?
Holding a home
A hold is a business you run. You buy, improve and rent, and your result depends on how well the home performs month after month. The questions I'd settle first:
- The rules. What is allowed at that address, for a long-term or a short-term rental?
- The monthly numbers. What do taxes, insurance, repairs and vacancy cost, and what can the home rent for?
- Who runs it. Will you manage it yourself or hire someone, and what does that cost in time or money?
- Your reserves. What happens when a roof or air conditioner fails?
How I help you decide
I put your numbers on the table before we talk about a specific home: the price, the work, the monthly costs, the timeline and what you want the property to do for you. Sometimes the answer is to flip. Sometimes it's to hold. Sometimes it's to walk away, and I'll say so plainly. See how I help investment buyers.
My own properties
I share my own experience so you can see how I think. Read about my Destin, Florida short-term rental, and what happened when my Fort Worth flip became a hold.
Your tax advisor and lender are part of the team on any investment. I'm glad to work alongside them.

Frequently Asked Questions
Should I flip a house or hold it as a rental?
It depends on your goal, your numbers and how much time you want to spend. A flip depends on price, work and timing. A hold depends on monthly performance and reserves. I put your numbers on the table first, then we decide.
Are you a real estate investor yourself?
Yes. I bought my first rental in 2005, I've renovated property, and I own and operate a short-term rental in Destin, Florida.
Do you promise a return on an investment property?
No. No agent can promise one. I show you the numbers, tell you what I see and help you decide with the facts in front of you.
Can a flip turn into a rental?
Sometimes. Knowing your exit options before you buy lets you switch plans if the market slows. We look at both paths before you make an offer.
