When a Flip Becomes a Hold: My Fort Worth Home
What happened when my own flip changed plans.
The plan was simple
I'm Omega Mejia, a real estate agent in Frisco, Texas, and I invest in real estate myself. I bought a home in Fort Worth with a plan I'd call simple: paint it and sell it.
I'm sharing what happened because the real story is more useful to you than a perfect one.

Then I found more issues than I expected
Once the work started, the house showed me more than the listing and the first walk-through did. A paint-and-sell project became a bigger project. That happens to investors all the time, and now it had happened to me.
The decision: sell at a loss, or change the plan
I had two choices. I could finish the work, sell the home and take the loss. Or I could change the plan and hold it. I ran the numbers on both. Holding it as a long-term rental was the better choice for me, so that's what I'm doing.
The lesson isn't that holding is always better. It's that I knew my exit options before I needed them, so I could choose instead of panic.
What I'd tell you before you flip
- Look deeper before you buy. The older the home, the more an inspection is worth. Ask what's behind the walls and under the floors, not only what you can see.
- Budget for surprises. Set aside room beyond your estimate for the issues you can't see yet.
- Know your second plan. If selling stops making sense, can you rent it? Decide before you buy whether that works.
- Run the numbers on both paths. Compare selling and holding with real costs, not hopes.
- Keep your reserves. A hold needs cash for repairs between tenants.

Frequently Asked Questions
What happens if a flip turns out to need more work than planned?
You can finish and sell, change the plan or sell as-is, depending on your numbers. I changed the plan on my own Fort Worth home and am holding it as a long-term rental. The key is knowing your options before you buy.
Can a flip become a long-term rental?
Sometimes. Whether it works depends on the cost of the work, the monthly numbers and your reserves. Compare selling and holding with real figures before you decide.
How do I avoid surprises when I flip a house?
Get a thorough inspection, budget beyond your estimate and decide your backup plan before you buy. Older homes in particular can hide issues until the work starts.
Do you invest in real estate yourself?
Yes. I bought my first rental in 2005, I've renovated property, I own and operate a short-term rental in Destin, Florida, and I'm holding a Fort Worth home as a long-term rental.
