Moving Up to a Bigger Home in Collin County

Move up without moving twice. Buying and selling, timed with your numbers in front of you.

Move up without moving twice

Most move-up buyers worry about the same few things. What if we sell and can't find anything? I don't want to move twice. Are we stretching too far?

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty in Frisco. I help you sell the home you have and buy the one you want as one plan, with your numbers in front of you.

I work with move-up buyers across Frisco, Prosper, McKinney, Plano and Celina.

Which comes first: the sale or the purchase?

There's no rule of thumb that fits everyone. We decide with your numbers in front of us.

  • Sell first. You know exactly what you have to spend on the next home.
  • Buy first. You take your time finding the right place, then sell once you're settled.
  • Line them up. We set the closing dates close together so you move once. It takes planning, and it's worth it.

I'll tell you which one I recommend and why. For financing and tax questions, check with your lender and your tax advisor. Read more on how Frisco homeowners decide.

One agent for both sides of your move

When I handle both, your sale and your purchase fit together. You get the full plan for selling your home: a Plan A, B and C for pricing, and marketing I pay for. See how I sell homes.

On the buying side, you get a buyer consultation before we tour, a focused search and an offer plan ready before the right home appears. See how I help buyers.

Are we stretching too far?

A bigger home costs more to own than its price suggests. Property taxes, HOA dues, utilities and upkeep all grow with it.

We look at the monthly cost of the home you want, not only the price. You can afford more than you should spend, and I'll tell you where I think the line is. Your lender can tell you what you qualify for.

Start with your timeline

Tell me why you're moving and when. I'll show you what the plan looks like before you list or make an offer. Tell me what you're planning.

This page describes my general approach to buying and selling a home in Texas. It isn't legal, tax or lending advice.

Frequently Asked Questions

Should I sell my house before I buy the next one?

It depends on your numbers and your timing. We look at what you'll likely net, what the next home costs to carry and how much room you want. Then I recommend an order, and you decide.

How do I avoid moving twice?

We plan the sale and the purchase together. Sometimes that means closing dates set close together, and sometimes it means a different order. We decide before your home goes on the market.

Can you handle both the sale and the purchase?

Yes. One plan, one agent, with your timeline and your numbers connecting the two.

How do I know I'm not stretching too far?

We look at the monthly cost of owning the home, including taxes, HOA dues and upkeep. Your lender tells you what you qualify for, and I'll tell you where I think the comfortable line is.

Do I need to prepare my current home first?

Not always. A pre-listing inspection and a staging consultation show us what's worth doing, so you only spend where it helps.
