Celina, Texas Homes and Neighborhoods

A fast-growing town where resale homes and new construction sit side by side.

Living in Celina

Celina sits in Collin County, about 40 miles north of Dallas, between Preston Road and the Dallas North Tollway. It sits north of Frisco and Prosper, and I help buyers and sellers here as part of my work across Collin County.

Celina has two sides. There's the historic Square downtown, and there are newer communities on the land around it. A buyer or seller near the Square is usually not comparing the same homes as someone in a newer community.

That's why I don't treat Celina as one market. The right price and the right plan depend on the community, the age of the home and what's for sale around it right now.

Neighborhoods worth knowing in Celina

These are real communities I can confirm with a builder, a developer, the city or the community's own site. Tell me which one you are drawn to and I will pull recent sales for that exact street.

How I Work in Celina

I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty. Our office is at 6160 Warren Pkwy in Frisco, a short drive south of Celina. I hold the ABR, GRI and RENE designations.

Here's what I tell every Celina seller: new construction is part of your competition. In Celina, a resale home can compete with a new build a few streets away, with a builder's floor plans, incentives and fresh finishes. Your home needs the right positioning, presentation, price and negotiation to stand next to it.

I run every sale and purchase through my CLEAR Real Estate Method. Sellers see a Plan A, B and C for pricing before we list. Every listing gets professional photos, a walkthrough video, its own website, paid ads and a promoted listing on Homes.com. Boosted Zillow ads run on select homes, and homes at $800,000 and up get a 21-video series.

Buyers start with a buyer consultation before any showings, so we know what the home has to do for you before we tour. Selling in Celina? Buying in Celina? Start there.

Celina Neighborhoods & Communities

Celina's communities fall into a few groups, and each one competes with different homes. I only list places I could confirm with a developer, club or city source, and I'll walk you through current availability and terms for any of them.

New builder community: Ramble by Hillwood. Ramble covers 1,380 acres from Preston Road to Custer Road, about two miles north of downtown Celina. Hillwood plans about 4,000 single-family homes, with American Legend Homes, Coventry Homes, Drees Custom Homes, Highland Homes and Perry Homes building in the first phase. The plan includes a four-mile greenbelt of parks, open space and lakes. Hillwood says the land sits next to existing Celina ISD schools, with sites set aside for two future elementary schools.

Golf and country club: 1876 Country Club. 1876 Country Club is a Centurion American club in Celina. Lee Singletary designed the 18-hole course along Little Elm Creek. Championship tees play 7,337 yards, and each hole has five sets of tees. The plan also includes a driving range, practice facility, short-game area, tennis, swimming, dining and a full-service clubhouse. Membership terms and opening details come from the club, so I'll help you check current status before you plan around it.

Established core: Downtown Celina and the Square. The Square is the historic center of town, with locally owned shops, restaurants and coffee cafes. A home near it puts you close to the Friday Night Market, outdoor movie nights, Celina Cajun Fest, Oktoberfest and Christmas on the Square. Founders Station Park, at 111 N Louisiana Dr. downtown, has tennis courts, pickleball courts, a basketball court, a gazebo, a playground and horseshoe pits, according to the city's parks story map.

Other communities on the city's trails map. The city's trails story map also includes Carter Ranch, Lilyana and Green Meadows, three more Celina communities. Ask me about any of them and I'll pull current listings and the details that matter for your search.

Builders are active across Celina, so if you're selling a resale home, I'll show you which new builds buyers will compare yours with. If you're buying, I'll help you compare builder offers on the full numbers, not only the base price. See new construction in Celina.

Celina Housing Market & Home Types

Celina has resale homes and new construction in master-planned communities. Because new builds can sit a few streets from resale homes, price comparisons here take more care than a quick look at a nearby sold listing.

What your home is worth depends on its community, age, updates, lot and the homes competing with it this month, new construction included. I pull that from recent sales and active builder inventory near you, not from a city-wide number. Find out what your Celina home is worth.

Schools come up in nearly every Celina conversation. Celina ISD sets its attendance zones by residential address and has an interactive map on its website. Some Celina addresses fall in a different district, Prosper ISD for example, so the city name alone doesn't tell you. Always check the district for the specific address with the district's own tools. I'll point you to them.

Getting Around Celina & Local Lifestyle

Celina sits between Preston Road and the Dallas North Tollway. Where you work and which of those roads you drive daily should shape where you buy. The Celina EDC puts Dallas about 40 miles south and DFW International Airport about 38 miles.

Preston Road is where much of the newer shopping has opened, including Academy Sports + Outdoors, The Home Depot and Costco. Downtown is the other draw, with markets, outdoor movie nights and seasonal events on the Square. For recent updates on Square events, see the City of Celina events page, and for business and community events, the Greater Celina Chamber of Commerce calendar.

For parks, the city's own story map, Celina's Parks and Recreation, calls Old Celina Park, at about 64 acres, the city's crown jewel. It hosts most youth and adult sports, with four synthetic turf and four natural grass diamonds, a playground and sport court, a catch-and-release pond, a lit pavilion and walking trails. Founders Station Park is about one acre. Wilson Creek Park, about 100 acres along the Wilson Creek corridor, had its groundbreaking on September 3, 2025, and Phase 1 is estimated to open in fall 2026, per the city. Ousley Park is planned as an urban linear park along the Doe Branch corridor, near the original Bobcat Stadium. Recent updates are found at the story map and the city's Parks and Recreation page, which also lists the youth and adult sports registration catalog and monthly senior activities.

Trails are part of the city's plan too. The city's Traverse the Trails of Celina story map shows existing trails and a Trails Master Plan, and sorts them into four types: Greenbelt Spine Trails through wooded floodplains in the major creek corridors, Easement Spine Trails for north-south connections, Thoroughfare Spine Trails along major roads, and Community Trails, which are sidewalks and trails within specific communities that may lead to parks, ponds or amenity centers. Recent updates are found at the story map.

Ask me for a drive-through before you decide, because the experience changes a lot from one side of town to the other. Ready to talk about your move? Tell me what you're planning in Celina.

Recent updates are found at Celina's Parks and Recreation story map.

New communities and clubs. Hillwood describes Ramble as a community of about 4,000 planned homes with a four-mile greenbelt, and Centurion American describes 1876 Country Club as an 18-hole course with a planned clubhouse. Ask me for current builder offers and availability in either one.
