What should you know about buying in Eldorado Fairways at the Trails in Frisco, Texas?

What should you know before you buy a home in Eldorado Fairways at the Trails in Frisco, Texas? It is an HOA community in northwest Frisco, in Denton County and Frisco ISD, with its own neighborhood park inside the boundary and two more City parks a short drive away.12 The HOA documents and the house itself decide most of the rest, and I cover both below.

I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. If you want the wider picture of the city first, my Frisco page is the place to start.

Does Eldorado Fairways at the Trails have an HOA?

Yes. Eldorado Fairways at the Trails is a named homeowners association in the City of Frisco's HOA Directory, listed in the northwest region of the city.1

The declaration, bylaws, rules and budget spell out what you maintain and what the association maintains. Dues, transfer fees and rules on fences, exterior colors and parking are set there. I get those documents in front of you before you write an offer, so you know the rules of the house you are about to own.

What park is inside Eldorado Fairways at the Trails?

Fairways Green Park sits inside the community, according to the City's park map data. It covers 8.7 acres with a playground, a basketball court, two practice fields, a pavilion, picnic tables, a walking trail and a bike trail.3

A home near the park puts you close to the courts and practice fields. That is a plus if you want a playground down the street, and something to weigh if you want a quiet back yard. I point out which homes back to the park and which sit a few streets away, so you can pick the trade-off on purpose.

What other parks are close to Eldorado Fairways at the Trails?

Two more City of Frisco parks are a short drive away. Falcons Field Park covers 10.2 acres with a basketball court, a barbecue grill, a pavilion, a playground, practice fields, a walking trail and a bike trail.4

Monarch View Park opened in 2022 on 13 acres. The City describes it as a butterfly sanctuary, planted with native wildflowers for migrating monarch butterflies, birds and other pollinators.5 For more ideas across the city, see my Frisco things to do page.

How do you know a home in Eldorado Fairways at the Trails is priced right?

You know by comparing it with recent sales on the same streets, not with a citywide number. A home here can differ from its neighbor in roof age, air conditioner age, water heater and updates, and each one moves the price.

Before you write an offer, I pull the closest recent sales, the HOA documents and the most recent tax bill for the address. The bill lists every taxing unit, so your monthly number is real before you commit. My buying a home page and my buying process show each step, and my new construction page helps if you want to compare a new build.

If you are moving up from a smaller Frisco home

Most move-up buyers I work with have two homes in play at once: the one they are leaving and the one they want here. The order matters. My post on sell first or buy first walks through both paths.

For the home you are leaving, I show you a Plan A, B and C for pricing, so you see what each path means for your timing. My post on how I price a Frisco home explains it, and you can start with a free home value on your current house.

Is Eldorado Fairways at the Trails a fit for your next move?

It fits if you want an HOA community in northwest Frisco with a park inside the neighborhood and more parks a short drive away. If you are weighing it against other parts of Frisco, the Frisco lake neighborhoods page shows another side of the city.

Tell me what you are looking for, and we will talk through the homes here that match it.

This article describes my general approach and is not legal, tax or lending advice. HOA rules, school district lines and City amenities can change over time.
