What does Collin County growth mean for selling a Frisco, Texas home?

Collin County growth means your Frisco, Texas resale home now competes with new homes in the same price range, so pricing and condition decide how your sale goes. Buyers can tour your home and a builder's model on the same afternoon. The sellers who do well know what the builders nearby are offering before they set a price.

I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group. If you own a resale home near new communities in Frisco, this post shows you what buyers are weighing and how I plan a sale around it. The short answer is also in my FAQ.

How fast are Frisco and Collin County growing?

Frisco grew faster than the county around it. The city counts about 219,304 residents, up 23.9% from the 2019 estimate, with a median household income of $150,212 and an average commute of 28.6 minutes. See the Frisco data page.

Collin County as a whole reached about 1,163,337 residents, a 19.4% gain over the 2019 estimate, with a median household income of $121,600 and an average commute of 28.2 minutes. The full set is on the Collin County data page. Both sets of figures are estimates from the U.S. Census Bureau's American Community Survey 5-year data for 2024, and they describe the area, not any one home.

For a seller, the takeaway is simple. A city growing this quickly keeps adding streets, lots and active builders, and every new community is a fresh set of homes for buyers to compare with yours.

What are Frisco buyers comparing your home against?

They are comparing it with new construction. Newer communities offer current floor plans and a builder's warranty, and builders may offer incentives. I break those down in my post on builder incentives and rate buydowns in Frisco.

Your home has real advantages in that comparison. It has mature trees and a finished yard that have already been through several seasons. A resale home closes on the date in the contract, while a new build may take months to finish. New communities can also carry extra taxes and fees that a resale home does not, which I cover in MUD and PID taxes in a new Collin County community. I put those advantages in front of buyers in your marketing.

How do you price a resale home next to new construction?

You price it against what buyers can get nearby today, new and resale, at your price. I pull the current listings and recent sales closest to your address from the local MLS, along with what nearby builders are offering right now, and I compare what each one includes, not only the list price. Builder incentives change often and some carry conditions, so I get them in writing before we set a number.

Then I use Plan A, B and C pricing. We decide ahead of time how to respond to what the market tells us, instead of reacting to each showing. My pricing process and marketing process show how that works.

Does Collin County growth raise your home's value?

Not on its own. A rising population does not guarantee a rising price, and growth in one corner of Collin County says little about the next block over. Population numbers describe the past. Your sale turns on the condition of the home, the price, the terms and the timing.

If you are also buying your next home in a growing area, the order matters. I wrote about whether to sell first or buy first in Frisco.

What should a Frisco seller near new construction do next?

Start with your numbers. Request a home valuation and I will show you where your home sits against the resale homes and the builder homes for sale around it. My Frisco page and the new construction hub show what is being built nearby.
