How I Price Your Home

Price is the first decision, and it shapes everything after it

I'm Omega Mejia, a real estate agent in Frisco, Texas. Pricing is the first big choice in a sale, and every other part of the plan leans on it. I don't hand you one number and ask you to trust it. I show you the sales behind it.

This page is one step inside my full selling process. Here is how pricing works when you work with me.

Step 1: I start with your goal

Before I look at a single comparable sale, I ask what this sale has to do for you. You may need a certain date, a certain amount toward your next home, or a calm, quiet process. The right price depends on that answer.

Step 2: I build the price from the closest recent sales

I don't use an online estimate as the starting point. Those tools cannot see your kitchen, your floors, your lot or the work you did last year.

I pull the closest recent sales to your home and compare them one by one. I look at size, layout, updates, lot and condition. Then I walk through your home and note what a buyer will notice in the first five minutes. The price comes from that work, with the sales shown to you side by side.

Step 3: You see Plan A, Plan B and Plan C

Every seller I work with sees three plans before we list, each with recent sales behind it:

  • Plan A is the strategy for the strongest result, with the sales that support it.
  • Plan B is the balanced path, built for a steady sale.
  • Plan C is the path built for speed when your date matters most.

You choose the plan that fits your goal. I explain what each one asks of you and what each one is likely to bring. Read how I price a Frisco home with Plan A, B and C.

Step 4: I plan for the whole deal, not only the number

A price is one line of a contract. Terms, inspections, the appraisal, concessions, timing and the closing date also decide what you walk away with. So we talk through how an offer might look at each price, and what you would accept.

Step 5: I review the price with you every month

Once your home is live, I send you a weekly update and we review the price together each month. We look at showings, feedback and what has sold nearby since we listed. If the plan needs to move, we change it together, with the facts in front of us.

Your next step

Start with a free home value. When you're ready to talk through your plans, contact me and we'll set up a time. You can also see how I sell a home from start to finish, or move on to how I prepare your home to sell.

This page describes my general approach and isn't legal, tax or lending advice. Check those questions with your attorney, tax advisor and lender.

Frequently Asked Questions

How do you decide what price to list my home at?

I compare your home with the closest recent sales, one by one, and adjust for condition and updates. I show you those sales, then we choose a plan together.

Why don't you use an online estimate?

An online estimate cannot see your home's condition, updates or lot. I build the price from comparable sales and a walk through your home.

What are Plan A, Plan B and Plan C?

They are three pricing strategies for your home, each with recent sales behind it. You pick the one that fits your goal and your timeline.

Can the price change after my home is listed?

Yes. I send weekly updates and we review the price each month. If the plan needs to change, we decide together using what is happening in the market.
