How I Prepare Your Home to Sell

Preparation is where a sale gets its footing

I'm Omega Mejia, a real estate agent in Frisco, Texas. Before your home goes live, I want you to know its condition, show it at its best and avoid surprises in the middle of a contract.

This page is one step inside my full selling process. Here is how preparation works.

Step 1: We walk the home together

I walk through your home with you and note what a buyer will see. We talk about what needs attention, what can stay as it is and what is worth doing before photos. Every dollar you spend on prep should connect to a reason, so I keep the list short and specific.

Step 2: A pre-listing inspection is included

A pre-listing inspection is part of my standard package. You learn about your home's condition before a buyer's inspector does. That gives you time to repair a problem, price around it or plan how to handle it.

I share the inspection report with buyer agents. They see the condition up front, which helps avoid surprises that can unsettle a deal during the option period.

Step 3: A staging consultation

A staging consultation is included. You get clear guidance on what to move, remove or add, room by room. Most of it costs little: clearing counters, opening up a room, adjusting furniture and refreshing lighting. The goal is a home where a buyer can picture daily life.

Step 4: Repairs and updates with a purpose

Not every update earns its keep. I help you sort the list into three groups: what to fix before listing, what to leave alone and what to disclose. We review the sales near you to see what buyers in your price range are choosing, then you decide where to spend.

Step 5: Professional photography and the walkthrough video

Once the home is ready, a professional photographer shoots it, and we make a walkthrough video. Those images are what buyers see first online, so I schedule them for when the home looks its best, not before. See how I market your home after that.

Not always. We walk the home together and review what buyers near you are choosing. Then you decide which updates are worth making and which to leave.

What does the pre-listing inspection do for me?

It shows you the home's condition before a buyer's inspector does. That gives you time to repair, price around or plan for any issue. I share the report with buyer agents.

Is staging included?

Yes. A staging consultation is part of my standard package, with guidance on what to move, remove or add in each room.

A professional photographer. We also make a walkthrough video once your home is ready to show.
