Frisco Neighborhoods With Lakes and Ponds
Lakes, ponds and water-view communities, drawn from city and government sources.
Water and Lakes in Frisco
Buyers ask me about lake homes in Frisco all the time. Here's what I'd tell you first: if you want homes near Lewisville Lake's shoreline, look at Little Elm, and I cover that side in Little Elm lake neighborhoods. In Frisco, the water is mostly ponds and creek greenbelts.
What Frisco has is smaller water: ponds, creeks, wetlands and a few lakes inside communities and city parks. If you picture a pond view from the back patio or a walking trail past the water, Frisco can offer that. If you picture a boat dock and open-lake access, you will want to look at Little Elm instead.
I'm a Frisco-based REALTOR, and I would rather tell you that now than after three weekends of showings.
Frisco Communities That Name Lakes
Phillips Creek Ranch. The community's own website describes more than 100 acres of green space, lakes, parks and an extensive creek system, plus more than 18 miles of paved hike and bike trails. Pool access is included in the HOA dues, per the same site. The site does not say how many lakes there are or how large they are, so I won't guess.
That is the one community I can point to with a primary source today. Other Frisco communities have ponds and retention areas that are part of the landscape, and I am happy to look at any specific address with you. I will not put a community on this page until its own site, its builder or the City of Frisco confirms the water feature.
Part of Frisco sits in Denton County, and county lines change what you check on a purchase. My Denton County page covers that, and my main Frisco page covers the city overall.
City Parks With Lakes or Ponds
The City of Frisco lists nine fishing ponds. A home near one of these parks gets you the water without a shared pond in the HOA. Here is what the city says about a few of them.
- Boyd Park, 355 Stonebrook Parkway. A 10.3-acre park with a 3-acre fishing pond and a pier, plus walking trails and picnic tables.
- Cottonwood Creek Greenbelt, 3925 Bear Creek Lane. A 77-acre park with about two miles of trail through wetlands and ponds, with platforms for fishing and wildlife viewing.
- Teel Pond, 3380 High Shoals Drive. The city says the pond provides ample fishing and wildlife viewing.
- Warren Sports Complex, 7599 Eldorado Parkway, Frisco Commons Park, 8000 McKinney Road, and Northeast Community Park, 2895 Honey Grove Drive. The city lists each of these ponds as stocked.
Northeast Community Park is next to Panther Creek Estates, the neighborhood I know best. The full list, with the other three ponds, is on the City of Frisco fishing ponds page.
What to Compare Near Water
Two homes on the same street can feel different when one backs to a pond and one does not. These are the questions I help buyers and sellers work through.
- Lot position. Does the home back to the water, sit across the street, or only have a pond a few streets away? Buyers price those three differently.
- Who owns and maintains the water. Ask what the HOA documents say about the pond or lake and who handles upkeep. I help you find the answer before you write an offer.
- Trail and park access. A trail that runs by the water adds to the daily use of the home. Check where the trail starts and ends.
- Rules for the water. Fishing, boating and fencing rules vary by community and by park. Confirm them for the specific address.
- The view across seasons. Visit at different times of day, and ask what the area looks like in each season.
If you are selling, a water view is part of how I present your home. My CLEAR Real Estate Method starts with the whole picture, then I show you a Plan A, B and C for pricing. Your listing gets professional photos, a walkthrough video, its own website, paid ads and a promoted listing on Homes.com. If you are buying, we start with a buyer consultation before any showings.
Recent Updates
Park hours, stocking schedules, trail work and rules change. Recent updates are found at friscotexas.gov, and the city's park pages are the place to confirm anything before you plan around it.
