Living on or near Lewisville Lake in Little Elm
Little Elm sits on the eastern shore of Lewisville Lake. The Little Elm Economic Development Corporation describes the town as primarily four peninsulas of the lake, and it places the town in Denton County. My Denton County page covers what that means for your address.
Here is what I tell buyers and sellers: near the lake is not one thing. A home on the water, a home a short drive from the water and a home on the far side of town are three different homes to a buyer. I price and market them that way.
This page walks through the lake places the Town and the Lakefront district list, and how I compare homes near them. For the whole town, start with my Little Elm page.
What's My Lake-Area Home Worth?
The Lakefront district
The Lakefront is the town's lakeside district. The Town and the district's own site list The Cove, The Rec and The Lawn, plus a beach, a boat ramp, a marina and restaurants.
The Cove at The Lakefront is the district's water park. The Rec houses the Town's Parks and Recreation office. The Lawn hosts the district's event series, which lists a Farmers Market, Yoga at The Lawn, movie nights and a concert series.
If you want to be close to all of that, tell me. I will map the drive from each home on your list to the Lakefront, so you see the real distance before you tour.
Lake parks
The Town's parks list gives you a clear picture of public access to the water.
- Little Elm Park at 701 W. Eldorado Parkway lists a swim beach with no lifeguard on duty, a boat ramp, picnic areas, an amphitheater, sand volleyball, athletic fields and hiking and biking trails.
- Cottonwood Park at 900 Lobo Lane is on the northeastern shore of Lewisville Lake. The Town lists a 1.5-mile trail, a kayak launch, fishing and pavilions.
- McCord Park is 38 wooded acres on FM 423, with a trail, a disc golf course, a fishing pond and dock, a splash pad and a dog park.
Distance to a park or launch is a fact I can measure for any address. I add it to the comparison so you can weigh it against price and condition.
Lake-area communities
Little Elm has many named communities. I only name one here when the builder's or community's own page says it sits on or near Lewisville Lake. Two meet that test.
- Northlake Estates. Lennar describes it as tucked between two arms of Lewisville Lake, close to Little Elm Beach and the lake. Lennar lists two collections, Brookstone and Classic, and a pool with cabanas, a playground, trails and parks.
- Lake Pointe. Beazer Homes describes it as located along the scenic shores of Lake Lewisville, with new single-family homes.
Other Little Elm communities may also be near the water. The Town keeps an HOA directory that lists the town's homeowner associations. If one is on your list, I will measure the distance to the water for the exact address.
Tell me the water access you want, a view, a short drive to a boat ramp or a trail, and I will pull the homes that match. Then we compare them on the full picture.
What to compare when buying or selling near a lake
A lake address gets attention. Attention is not an offer. Buyers still compare your home with every other home in the same price range. These are the points I walk through with every client near the water.
- Distance to the water. How far is it from the front door to the shore, a park or the boat ramp?
- Lake access points. Which public beach, launch or marina is closest to this address?
- Lot and condition. What does the lot offer, and what has the home had updated?
- Flood zone and lake level. Check the flood zone for the exact address with the Town of Little Elm. For questions about the lake itself, the US Army Corps of Engineers runs the Lewisville Lake project. I help you ask the right questions and put the answers in writing.
I run every sale and purchase through my CLEAR Real Estate Method. Buyers start with a buyer consultation before any showings. Sellers see a Plan A, B and C for pricing before we list.
Selling near the lake
When I list a home near Lewisville Lake, it gets professional photos, a walkthrough video, its own listing website, paid ads and a promoted listing on Homes.com. The photos and video show the buyer how far the water is, not only the house.
Want to know what your home could sell for? Start with a home valuation. I pull recent sales near your address, not a town average.
