Selling a Luxury Home in Collin County
Homes $800,000 and up get a 21-video series, daily posts and paid ads.
A higher price needs a bigger plan, not a bigger sign
At the high end, fewer buyers can afford your home, and each of them has more choices. A listing that goes up on the MLS and waits is the slowest way to find the one who wants it most.
I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty in Frisco. For homes at $800,000 and up, I run the full luxury plan. That means more video, more posting and paid ads, all built to put your home in front of the right buyers instead of waiting for them to find it.
I work with luxury sellers across Frisco, Prosper, McKinney, Plano and Celina. If you're weighing a smaller home next, I'll plan for that too.
21 videos, one feature at a time
Buyers meet a home on their phone long before they walk through the door. At $800,000 and up, I build a series of 21 videos for your home. Each video shows one feature of the house or the neighborhood around it.
One video might cover the kitchen. Another might show the backyard, the primary suite, the office or the drive to the nearest park. Short, focused videos give each feature its own moment and give the home 21 chances to reach someone new.
I make them to fit how Instagram, Facebook, TikTok and YouTube decide what to show people. Professional video sets the tone, and everyday social video keeps your home in front of buyers week after week. A single video fades in a day or two. A series keeps working.
Everything in the luxury plan
Every listing I take gets my full package. A luxury home adds more on top.
- Social media posts about your home every day it's on the market
- The 21-video series, built for each platform
- Paid ads
- Boosted Zillow ads and a promoted listing on Homes.com
- Professional photography and drone photos of the home and the neighborhood
- A 60 to 90 second walkthrough video
- A pre-listing inspection report, shared with buyer agents
- A two-hour staging consultation with my partner stager
- Its own single-property website
- The MLS, plus syndication to the major home search sites
- An open house the first weekend
- Outreach to the 200 homes around yours
- A weekly update from me, and a monthly price review until you close
I pay for this marketing. It's part of my listing package, not an add-on. Selling below $800,000? Here's the standard plan.
Pricing and negotiating a home with fewer comparable sales
Luxury pricing is harder than pricing a typical home. There are fewer recent sales to compare, and no two homes match. Lot size, finish quality, updates, location and layout all move the number.
So I don't hand you one price. You see a Plan A, B and C. Each has a price strategy, the closest recent sales behind it, and a plan for how we adjust if the market answers differently. I recommend one. You choose.
When offers arrive, I compare them on more than price. Financing, the option period, repair requests, appraisal risk, concessions, closing date and possession all affect what you keep. I hold the RENE designation, Real Estate Negotiation Expert, and I negotiate the whole deal. See how I run each step.
What I'd do before your home goes live
The first two weeks bring the most attention your home will get. Everything should be ready before the first showing.
- Walk the house with the stager. We decide what to move, remove or add before the photographer arrives.
- Order the pre-listing inspection. A buyer won't find the surprises first, and we can price, repair or disclose on your terms.
- Plan the shots. We list the 21 features worth a video and note the best light for each.
- Set the price plan. You pick Plan A, B or C, and we agree when we review it.
Spend only where it earns its way back. I'll tell you which updates are worth doing and which aren't.
Start with a conversation about your home
Tell me about the house, your timing and where you're going next. I'll show you what the plan looks like for your home before you decide anything.
Thinking about what your home would sell for? Start with what it's worth. Selling after a loss or a bigger life change? Read about estate and inherited homes or senior moves and downsizing. Or tell me about your home directly.
This page describes my general approach to selling a home in Texas. It isn't legal, tax or lending advice.
Frequently Asked Questions
What counts as a luxury home?
I use $800,000 and up. Homes at that price get the full luxury plan, which adds the 21-video series and daily social posts to my standard listing package.
What is the 21-video series?
It's a set of short videos, each focused on one feature of your home or the neighborhood around it. I build them for how Instagram, Facebook, TikTok and YouTube show content, so your home keeps reaching new buyers.
Do I pay extra for the luxury marketing?
No. The video series, daily posts, paid ads and promotion are part of my listing package, and I pay for them.
How do you price a home when there are few comparable sales?
I look at the closest recent sales and adjust for lot, finishes, updates and location. Then I show you a Plan A, B and C, each with the reasoning behind it, so you choose with the numbers in front of you.
Can you sell my home if I haven't picked my next one yet?
Yes. We look at your timing and your numbers first, then decide whether to sell first, buy first or line them up. The order should come from your situation.
