Downsizing: Selling Your Home in Collin County
Selling a larger home for a smaller one, for whatever reason, with an unhurried plan that fits your life.
I want less house. I don't want less luxury.
That's how one of my clients put it, and it's the best summary of downsizing I've heard. You're not giving something up. You're choosing a home that fits your life now.
People downsize for many reasons: the kids have moved out, the upkeep has become too much, a job or a life change, a wish to free up money, or simply wanting less house. Whatever yours is, the plan starts with it. Planning a senior move to be near family or out of the city? See my page for that.
Still, the questions are real. What if we sell and can't find anything? I don't want to move twice. Do we want to keep taking care of all this? What will it cost, and what will we have left?
I'm Omega Mejia, a REALTOR® with Simply Great Real Estate Group at OnDemand Realty in Frisco. I help homeowners across Frisco, McKinney, Plano, Prosper and the rest of Collin County sell a larger home and move to the next one. My job is to make the plan clear, set the pace with you, and answer those questions before you commit to anything.
Tell Me What You're Planning
We start with your timeline, not mine
Some people want to be in a new home by spring. Others want a year to sort, decide and say goodbye to a house they've loved for decades. Both are fine.
In our first conversation I ask five things:
- Why you're moving, and why now
- Whether any date can't move
- What you need to walk away with after the sale
- What your next home needs to have
- What worries you most
The plan comes from those answers. I won't push you to list before you're ready, and I won't hurry a decision because a faster one is easier for me. If you want to see your numbers first and decide later, that's a good place to start. Here's how I work out what your home is worth.
Sell first, buy first, or line them up
The question I hear most is the order. If we sell first, where do we live? If we buy first, can we carry two homes?
There's no rule of thumb that fits everyone, so we decide with your numbers in front of us. We look at what you'll likely net, how long a purchase might take, what your next home costs to carry and what timing gives you room to breathe.
A few ways it can go:
- Sell first. You know exactly what you have to spend on the next home.
- Buy first. You take your time finding the right place, and sell once you're settled.
- Line them up. We set the closing dates close together so you move once. This takes planning, and it's worth it.
I'll tell you which one I recommend and why. For your tax and financing questions, I'll ask you to check with your own tax advisor and lender, because those answers depend on your situation.
Getting the house ready without overspending
A home you've lived in for years holds a lot. Sorting it takes time, and spending on updates is a worry of its own.
My listing package helps with both:
- A two-hour staging consultation with my partner stager. You'll know what to move, remove or keep out before the photographer arrives.
- A pre-listing inspection, shared with buyer agents. We learn what a buyer would find first, then decide whether to fix, price or disclose it.
Every update should have a reason. I'll tell you which ones are likely to earn their money back and which ones aren't worth the stress. See the whole process, step by step.
Your home still gets the full marketing plan
A move that fits your life shouldn't mean a smaller effort on the sale. Every listing gets professional photography, a walkthrough video, paid ads, social posts every week, a promoted listing on Homes.com, its own website, an open house the first weekend and outreach to the 200 homes around yours.
You get a weekly update from me, with showing activity and what comes next, and a monthly price review until you close. I pay for all of it.
You'll also see a Plan A, B and C for pricing before we list, so you know the choices and the reasoning behind each one.
Bringing the family in, on your terms
Many people tell me, "I don't want the kids thinking they need to come manage this for us." Others want their children in the room for every decision. Either is fine.
If you'd like family involved, I'm glad to include them in a call or a meeting, and I'll explain the numbers in plain language. If you'd rather keep it between us, that works too. You decide who sees what and when.
Your next home, too
I help with both sides of the move. When it's time to find the next place, we start with what the home has to do for you, then tour with that in mind. Here's how I work with buyers.
Moving after a loss in the family? I've written a page on selling an inherited or estate home. Ready to talk? Tell me what you're planning and we'll start with your timeline.
This page describes my general approach to selling a home in Texas. It isn't legal, tax or lending advice.
Frequently Asked Questions
Should I sell my house before I buy the next one?
It depends on your numbers and your timing. We look at what you'll likely net, what the next home costs to carry and how much room you want. Then I recommend an order, and you decide.
Can I take my time before I list?
Yes. You set the pace. We can start with your numbers and a plan, then list when you're ready, whether that's next month or next year.
How do I avoid moving twice?
We plan the closing dates together. Sometimes that means lining up the sale and the purchase, and sometimes it means choosing a different order. We decide it before your home goes on the market.
Do I need to fix things before I sell?
Not always. A pre-listing inspection shows what a buyer would find. Then we decide which repairs or updates are worth doing and which aren't.
Can my children be part of the process?
Yes, if you want them to be. I'm glad to include family in calls and meetings, and I keep everything in plain language. You decide who is involved.
