What Should You Know About Buying in Heritage Lakes in Frisco, Texas?

Where is Heritage Lakes in Frisco?
Heritage Lakes is a named neighborhood in southwest Frisco, Texas. The City of Frisco's HOA directory lists it in the South West region, and the city's map layer outlines it south of Lebanon Road, between Legacy Drive and Teel Parkway. That outline covers an area of roughly 0.7 mile by 0.6 mile, so this is a compact neighborhood, not a sprawling one.
I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco.
One note on names. Frisco also has a neighborhood called Heritage Green, and other states have communities named Heritage Lakes. Make sure the address is the Frisco, Texas neighborhood you mean.
What do the homes look like?
Home styles, square footage and build years vary from street to street in Heritage Lakes.
For a specific address, I pull the county appraisal record, which lists the year built, the living area in square feet, the lot and the legal subdivision name. Then I compare the home with recent sales on the same streets, because size, lot and updates move the price more than the neighborhood name does. On a tour, I also check roof age, air conditioner age, the water heater and drainage around the lot.
What should you ask about the HOA?
The City of Frisco's HOA directory lists Heritage Lakes with RealManage as its management company. Management and boards change, so treat the directory as a starting point and confirm the current contact with the association.
Neither the city nor the county publishes a verified list of the neighborhood's shared amenities, so ask the association for the current list in writing. Then ask who can use each one, whether guests are allowed, and whether fees apply on top of dues. Ask for the resale documents, the rules on exterior changes and the latest budget. If you're selling, have those ready before we list.
MUD, PID and HOA fees: what should you know?
A MUD (municipal utility district) or PID (public improvement district) can add a separate tax or assessment to a property bill, so it is worth checking. Here is what the public sources show:
- The City of Frisco's Public Improvement Districts page names two PIDs, PID 1 and PID 2, both in the Panther Creek area, and the city says it is closing them. Heritage Lakes is not named, and the page names no MUD.
- The Texas Commission on Environmental Quality's water district search and the Texas Comptroller's special district database list no Heritage Lakes entry.
- The Denton Central Appraisal District lists taxing units one parcel at a time, so the tax record for the exact home is what confirms it before you write an offer.
On HOA fees, dues vary and change over time, so confirm the current amount, what it covers and how often it's billed directly with the association.
Which parks, ponds and trails are nearby?
These distances are in a straight line, from the center of the Heritage Lakes outline in the City of Frisco's map layer to each park's address. Driving or walking routes run longer.
- Beavers Bend Park, 5011 Legacy Drive, is about 1.0 mile away. The city lists 26 acres with a pond, a playground, walking and bike trails, a pavilion, picnic tables, a BBQ grill and benches, and a connection to the Beavers Bend Trail.
- Teel Pond, 3300 High Shoals Drive, is about 2.3 miles away. The city lists 27.5 acres with a pond for fishing and wildlife viewing.
- Cottonwood Creek Greenbelt, 3925 Bear Creek Lane, is about 4.0 miles away. The city lists 77 acres, a stocked pond, a pavilion and a 1.94 mile trail that runs from Teel Parkway, under the Dallas North Tollway, to Wakeland High School.
Check the City of Frisco's park pages for current hours before you go.
How far are groceries, shopping and restaurants?
- Kroger, 4851 Legacy Drive: about 1.0 mile. Confirm hours before you go.
- Tom Thumb, 4848 Preston Road, near Preston and Lebanon roads. Tom Thumb lists grocery delivery and pickup at this address.
- The Shops at Starwood, 6959 Lebanon Road, on the Dallas North Tollway at Lebanon Road: about 2.0 miles. Visit Frisco lists Kotta Sushi Lounge, Bonnie Ruth's Cafe Trottoir et Patisserie and TruFire Kitchen & Bar here.
- The Star in Frisco, listed on Visit Frisco at 3625 The Star Boulevard: about 1.6 miles. Visit Frisco counts more than 20 restaurants.
- Stonebriar Centre, 2601 Preston Road. Visit Frisco lists Dillard's, JCPenney, Macy's and Nordstrom as anchors, with restaurants such as The Cheesecake Factory and Perry's Steakhouse & Grille.
Which schools are assigned to Heritage Lakes?
Frisco is served by more than one school district, so the address decides. Lewisville ISD runs a campus in Frisco, Hicks Elementary at 3651 Compass Drive, about 0.6 mile from the center of the neighborhood outline in a straight line. Local reporting by Community Impact in 2019 listed the assigned campuses as Hicks Elementary, Arbor Creek Middle School and Hebron High School, all in Lewisville ISD.
Arbor Creek Middle School is at 2109 Arbor Creek Drive in Carrollton, about 5.4 miles away in a straight line. Hebron High School is at 4207 Plano Parkway in Carrollton, about 5.1 miles away.
Attendance zones change, and the City of Frisco does not set them. Confirm the campuses for your exact address with the district. My page on Collin County school districts gives the wider picture.
What does a day in Heritage Lakes look like?
Here is how I'd line up a weekend in this part of Frisco, using only the places above.
- Morning. Drive about a mile to Beavers Bend Park. Walk the trail, sit by the pond and check out the playground and pavilion.
- Midday. Stop at Kroger on Legacy Drive for the week's groceries, about a mile from the neighborhood.
- Lunch. Head to The Shops at Starwood on Lebanon Road, about 2.0 miles away, for sushi, a cafe or a sit-down meal.
- Afternoon. Spend a few hours at The Star, 1.6 miles away, or at Stonebriar Centre on Preston Road. Lakes Tennis Academy, at 4000 Legacy Drive, lists 12 lighted outdoor hard courts with Visit Frisco, and it is semi-private, so ask about access.

What should buyers check before an offer?
Start with the home, not the name. How old is the roof? When was the air conditioner replaced? Have the kitchen and bathrooms been updated? Those answers move the price, so I ask them early.
Next, read the HOA documents, the parcel's taxing units and the school assignment for the exact address. Know the limits, too. The closest city park is about a mile away, so a park visit is a short drive. The shops above sit along busy roads such as Legacy Drive and Lebanon Road, so test the drive at the hours you'd use it.

What should sellers know before listing here?
Your home competes with others in southwest Frisco and with newer communities across the city, so it needs to show its strengths clearly.
Before we list, I show you a Plan A, B and C for pricing, so you can see more than one path. Read the full list on my selling your home page, and see how my process works.
The first step is a number. Request a free home value, and I'll base it on recent sales near your home, not a citywide average.
How do you decide whether Heritage Lakes fits your plan?
Walk the area once on a weekday and once on a weekend, and drive to Kroger, Starwood and your workplace at the hours you'd use them. Then compare what you saw with your must-haves. If you want help writing that plan, tell me what you're looking for, and we'll talk it through.
This article describes my general approach and is not legal, tax or lending advice. Details about the HOA, schools and city amenities can change, so confirm them with the source before you rely on them.
