What should you know about buying in Hillcrest Estates in Frisco, Texas?

What should you know about buying in Hillcrest Estates in Frisco, Texas? It is a small neighborhood in the city's Southeast region, with its own HOA, no MUD or PID on the city's lists, and trails and shopping a short drive away. Addresses here sit on streets such as Belfort Drive and Spring Lake Road.

I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. I help buyers decide whether a home is the right one, not only whether it is available.

Is Hillcrest Estates the same as other Hillcrest neighborhoods in Frisco?

No. Hillcrest Estates, Hillcrest Estates 121, Hillcrest Highlands, Hillcrest Lebanon and Villages of Hillcrest are separate HOAs, and Hillcrest Road runs through a long stretch of Frisco, so I match every listing to the right association before we write an offer.

What are the homes like in Hillcrest Estates?

Hillcrest Estates was platted and built in phases, with homes on residential lots. Year built and living area vary by address, so I pull the county record for each home and the recent sales on the same streets before we talk numbers.

That gives you a clear read on whether the price fits the home, which is the question that matters most when you are deciding.

Does Hillcrest Estates have an HOA, a MUD or a PID?

Hillcrest Estates has an HOA. The City of Frisco's directory lists it with a board representative and no management company. Dues and rules are set by the association, and I bring them into your budget before you make an offer.

The City of Frisco's public improvement district page and its neighborhood directory list no MUD or PID for Hillcrest Estates. Any special district would also appear on the tax statement and the seller's disclosure, and I go over both with you.

What parks and trails are near Hillcrest Estates?

The Starwood area off Lebanon Road holds the closest park and trail options the city lists for this part of south Frisco. Starwood Park, at 6551 Starwood Drive, is 2.2 acres with benches and a walking trail. The Starwood Trail starts at the same address and runs 1.3 miles on a paved path between Lebanon Road and Stonebrook Parkway.

The Dominion Trail is a 1.2 mile concrete trail that connects Hillcrest Road and Preston Road and starts at Northeast Community Park. The city is extending trails in this area.

How far is Hillcrest Estates from groceries and shopping?

The Shops at Starwood, at 6959 Lebanon Road, is about 2 miles from the center of the neighborhood in a straight line. Visit Frisco lists it as a shopping destination.

For groceries, Visit Frisco lists a Tom Thumb at 4848 Preston Road, near the Preston and Lebanon intersection.

What could a weekend in Hillcrest Estates look like?

Start with a 1.3 mile walk on the Starwood Trail from the trailhead on Starwood Drive. Stop at The Shops at Starwood on Lebanon Road afterward, or pick up groceries near Preston and Lebanon. On Sunday, take the Dominion Trail between Hillcrest Road and Preston Road.

How do I help you buy in Hillcrest Estates?

Before you write an offer, I match the home to the right Hillcrest association, bring the HOA dues into your budget, pull the county record for year built and living area, and compare recent sales on nearby streets. You see the whole picture before you decide.
