What Should You Know About Buying in The Preserve in Frisco, Texas?

Where is The Preserve in Frisco, Texas?
Short answer: The Preserve is in northwest Frisco, Texas, as the gated section of the Fields master-planned community. It sits in Denton County and Frisco ISD, and it has a homeowners association.
Fields covers 2,545 acres on the northern edge of the city, and The Preserve is one of its named sections, next to Brookside North and Brookside South. What does a gated section of Fields give you?
The Preserve is gated, which sets it apart from the rest of Fields. A gate changes the way a street feels. Traffic on your block is limited to residents and their guests, and the entrance becomes part of how you arrive home each day.
Many homesites here look onto the golf course, so the view out the back is open green space instead of the next roofline. If a quiet backyard matters to you, that is the first feature to look at when you tour.
The Preserve also shares the Brookside Club with Brookside. The club gives residents a pool, tennis and pickleball courts, a fitness center, event spaces and scheduled classes. A gated entrance, a golf view and a full club share one address.
Which parks are within 2 miles of The Preserve?
Seven City of Frisco parks sit within 2 miles of The Preserve, and one more is planned.
Northwest Community Park is the largest, a 122-acre park at 14000 Teel Parkway. It has a dog park, a splash pad, a pavilion, three playgrounds, public art, restrooms, a bike trail, a walking trail and more trails. Brookside Park South covers 13.65 acres at 13511 Bohannon Drive, and Brookside Park North covers 20.66 acres at 14401 Verde Meadows Drive. Monarch View Park covers 13.4 acres at 1900 Koehn Drive. Falcons Field Park covers 10.1 acres at 1911 Spirit Falls Drive. Boulder Draw Park covers 9.5 acres at 3455 Newman Boulevard. Crescent Park covers 8 acres at 11595 Lenox Lane.
The City has also set aside 26.52 acres for a future park called Frisco on the Green.

What is Fields becoming around The Preserve?
Fields is still being built out, and the plan is large. The City describes Fields as part of about 2,500 contiguous acres on the northern border of Frisco. Fields West, a mixed-use district on 49.5 acres south of Fields Parkway and west of Dallas Parkway, is approved for 350,000 square feet of retail and restaurants, 320,000 square feet of office space and 1,100 multifamily units.
For a buyer, a plan that size means the area around The Preserve keeps adding places to eat, shop and work. It also means construction in the area continues for years.
What does Frisco's golf scene add to a move here?
Golf is part of Frisco's identity. The PGA of America is headquartered in Frisco, and as of August 2026, PGA Frisco offers putting courses, par-3 play and an outdoor entertainment district with dining, retail and resort experiences in one place. The Ronny Golf Park, on the western edge of PGA Frisco, is open to the public at no cost when no programming is scheduled.
Frisco also added Universal Kids Resort, a theme park designed for young children, which held its grand opening in summer 2026.
If your weekends include a round of golf, a putting session or out-of-town guests who want something to do, Frisco gives you a long list. A gated address with golf views fits that routine.
If you are moving up to a bigger home in Frisco, Texas
A move-up buyer is trading one set of daily habits for another. You may already know what your current home does well and what it does not. The Preserve answers several of those questions in advance: a gated entrance, a club inside the section, seven city parks close by and Frisco ISD, all in Denton County.
You also decide between a new build and a resale home. A newer home in Fields comes with a builder's warranty and a modern floor plan, and the builders here compete on incentives. My post on builder incentives and rate buydowns explains how to read an offer, and my post on new construction versus resale compares the two paths.
If you own a home now, the sequence matters. My post on selling first or buying first walks through both orders. I tell you what I'm seeing, and what I recommend, before you write an offer.
How do you choose the right home in The Preserve?
A short list beats a long one. These five choices shape most of the decision:
- Pick your view. A golf-facing lot and an interior lot feel different from the back patio.
- Decide how you will use the club. A pool, courts and a gym matter most if you plan to use them weekly.
- Compare new and resale on the same budget. A newer home may cost more per square foot and need fewer repairs in the first years.
- Time your commute. The median in Frisco is 28.6 minutes, and your own drive depends on where you work.
- Anchor your price to recent sales. I pull sales from the same street, not a citywide average.
