What Should You Know Before You Buy or Sell in Fields in Frisco, Texas?

What is Fields in Frisco, TX?

Fields is a master-planned community on the north side of Frisco, and the developer describes it as 2,545 acres. Many people say "The Fields," while the developer's own name is Fields. If you search for either one, you land in the same place.

Hi, I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco, Texas. I help buyers and sellers across Collin County, and Fields comes up in many of my conversations. It is big enough that "I'm looking at Fields" can mean five different things, so let's break it down together.

Which villages and home areas are inside Fields?

Fields is built in sections, and the developer lists them on its Our Communities page. These are the pieces:

  • Brookside North and South. The developer says the homes draw on classic eras of American residential design. Residents have access to parks, trails and the Brookside Club.
  • The Preserve. A gated section. The developer says it laid out most of the lots for golf course views.
  • East Village. Homesites in 50-foot and 60-foot widths, built by Landon Homes, near Panther Creek Parkway and the Dallas North Tollway.
  • University Village and North Fields. Both are listed as coming soon.
  • Fields West. A mixed-use district with retail, restaurants and offices.
  • Multifamily residences. Apartment-style homes are part of the plan too.

Each section has its own builders, lot sizes and rules. When you tell me which one you like, I look at that section by itself instead of lumping all of Fields together.

What amenities does Fields have?

The Brookside Club is the headline amenity. The developer describes it as a $13 million amenity center with event spaces, a resort-style pool, tennis and pickleball courts, a fitness center and group fitness classes. Access is limited to Brookside and The Preserve, so a home in another section does not come with it.

Trails are the other big feature. The developer says Fields has 25 miles of bike and hike trails. I treat that as the developer's number until I confirm it on the ground, and I suggest you walk a few of them before you decide.

Ask for the current HOA details on any home you are considering. Fees, rules and what is included can differ from one section to the next, and I never want you guessing.

What is Fields West, and when does it open?

Fields West is the planned mixed-use district in the middle of the project. When the City of Frisco approved its development agreement in July 2024, the city described it as 49.5 acres south of Fields Parkway and west of Dallas Parkway. The agreement calls for 350,000 square feet of retail and restaurant space, 320,000 square feet of office space and 1,100 multifamily units.

Timelines for projects this large move around, so the Fields website is the place to confirm current opening dates. Ask me and we will look at it together.

What should you check before buying in Fields?

Here is the short list I walk through with buyers:

  1. Which section is the home in? Amenity access, lot size and HOA terms change by section.
  2. What are the HOA dues and rules? Ask for the current schedule and the governing documents.
  3. Which school district serves the address? Use the district's own lookup tool for the exact address, since boundaries change.
  4. Which county and tax rates apply? Frisco sits in more than one county, so confirm this for each address.
  5. What is still being built nearby? A big project stays under construction for years. Look at the plans around the home you like.

New homes and resale homes can sit side by side. I compare them on the full picture, and my page on new construction in Frisco shows how. If you are moving from out of state, my relocation page covers the steps. Buying anywhere in Frisco starts on my buying a home page.

What should you know before selling a home in Fields?

Your buyer compares your home with others in your section, and with new homes still being built close by. A Fields address helps you get noticed. It does not set your price.

Here is what I do for every Frisco listing. I start with the recent sales closest to your home, in your section and at your size. Then I build a Plan A, B and C so you can see the price options before we list. Read more on my selling your home page, or find out what your home is worth.

If your section has an HOA, I also gather the documents a buyer will ask for early. That keeps the sale on schedule once you have a contract.

What is there to do near Fields?

Take a break from the paperwork. These are places I can point you to, all listed by Visit Frisco:

  • PGA Frisco. It offers putting courses, par-3 play and an outdoor entertainment district, with dining and retail nearby.
  • Ronny Golf Park. This playground sits at the Northern Texas PGA building on the western edge of PGA Frisco. It is free to the public when no programming is scheduled, so check the park's website first.
  • Universal Kids Resort. Visit Frisco describes it as a first-of-its-kind theme park designed for young children, and it had its grand opening this summer.
  • Omni PGA Frisco Resort. Visit Frisco lists it among the resort and dining options in the same area.

How do you get started?

Tell me which section of Fields you are looking at, or which one you own. I will pull the recent sales for that section, explain the HOA and amenity details and show you the options. See my overview of Frisco areas if you are still comparing neighborhoods, or my process page to see how I work.

Ready to talk? Tell me about your plans and I will take it from there.

This article describes my general approach and is not legal, tax or lending advice. Facts about a community can change, so confirm the details that matter to you with the builder, HOA and school district.
