What Should You Know About Buying in Panther Creek Estates in Frisco, Texas?

Where is Panther Creek Estates in Frisco?
Panther Creek Estates is in northeast Frisco, near Coit Road and Eldorado Parkway. The neighborhood's own website describes it as sitting next to Panther Creek Parkway, Hillcrest Road and Eldorado Parkway, and Northeast Community Park is right beside it.
Hi, I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. I know this neighborhood well, and I'm glad you're reading about it. Whether you plan to buy here or sell here, I'd like you to understand the neighborhood the way I do before you make a move.
What kinds of homes are in Panther Creek Estates?
Most homes here were built between about 2003 and 2012, and the neighborhood has two main styles. You'll find two-story brick homes, many with four or more bedrooms and flex space. You'll also find one-story homes with three bedrooms and an office, usually around 2,000 to 2,600 square feet.
That mix matters when you list or shop. A one-story home draws buyers who want everything on one floor, while a two-story home draws buyers who need extra bedrooms or a game room. Two homes on the same street can have different buyers, so the plan for each one should differ too.
Homes from this era also come with a few things to look at closely, such as the age of the roof, the air conditioner and the water heater. I walk through those with every buyer and seller, because they shape both the inspection and the price.
What amenities does the neighborhood have?
According to the neighborhood's website, Panther Creek Estates has one HOA-managed pool area. The same site lists two adult pools and a splash pool. It also lists three parks owned by the City of Frisco, along with greenbelts that lead to Northeast Community Park.
The homeowners association is run by a volunteer board, and the site says monthly board meetings are open to anyone who wants to attend. A management company, RealManage, handles dues collection and maintenance. The website also says a printed newsletter goes to every mailbox four times a year.
If you're buying, read the HOA documents before you commit. If you're selling, have them ready before you list. Either way, confirm the current dues and rules with the HOA, because they can change.
What is Northeast Community Park like?
Northeast Community Park covers 71 acres at 12895 Honey Grove Drive, at the corner of Honey Grove Drive and Panther Creek Parkway. The City of Frisco lists multipurpose athletic fields, Frisco Skate Park, walking trails, a playground, a pond and fishing among its features. The city calls the skate park one of the largest in North Texas.
The park opened its first phase in 2017, and the second phase finished in 2023. Hours and closures change, so check the city's park page before you head over.
For a home in Panther Creek Estates, a park next door is part of the story. I mention it in every listing here, because buyers can see the trees and trails on a map before they ever tour the house.
What is there to do near Panther Creek Estates?
Here's how I'd spend a free afternoon in this part of Frisco:
- Take a walk. Northeast Community Park has walking trails, a pond and open space within reach of the neighborhood.
- Watch the skate park. Frisco Skate Park sits inside the same park, and watching the riders is entertaining even if you never touch a board.
- Grab a pizza. Halo Pizzeria is on Panther Creek Parkway, and it is my pick for the best pizza in Frisco. Call ahead or check their website for current hours.
- See what's new. Universal Kids Resort opened in Frisco in July 2026. Check its official site for tickets and hours.

What should buyers look at in Panther Creek Estates?
Start with the questions that apply to every home from this era. How old is the roof? When was the air conditioner replaced? Has the kitchen or bathroom been updated, or does it still show its original finishes? Those answers move the price, so I ask them early.
Next, compare the home with others nearby. A house on a quiet street and a house near a busier road can sell for different amounts, and the best way to see it is to look at recent sales close by. I pull those for you before you write an offer.
Then confirm the school district for the exact address. Most of Frisco is in Frisco ISD, but boundaries are set by address. Use the district's own boundary tool at friscoisd.org, and I'll point you to it. If you're moving from out of town, my page on relocating to the Frisco area explains how I help from a distance.
When you're ready to start, read how I work on my buying a home page, and look at my buying process. If you're also weighing newer builds, see new construction in Frisco.
What should sellers know before listing in Panther Creek Estates?
Sellers here compete with other homes in the same neighborhood and with newer communities farther north. A buyer who tours your 2000s-era home will often tour a new build the same weekend, so your home needs to show its strengths clearly.
Before we list, I show you a Plan A, B and C for pricing, so you can see more than one path. Each listing gets professional photography, a walkthrough video, its own website and a pre-listing inspection report that I share with buyer agents. You can read the full list on my selling your home page.
The first step is a number. Request a free home value, and I'll base it on recent sales near your home, not a citywide average.
How do you decide whether Panther Creek Estates fits your plan?
Walk the neighborhood once on a weekday and once on a weekend. Visit the park. Drive to your workplace at your usual time, and see how the route feels. Then compare what you saw with your must-haves, such as one-story living, an office, room for guests or a certain commute.
The right neighborhood is the one that fits the plan you wrote, not the one with the best photos. If you want help writing that plan, tell me what you're looking for, and we'll talk it through.
This article describes my general approach and is not legal, tax or lending advice. Details about the HOA, schools and city amenities can change, so confirm them with the source before you rely on them.
