What Should You Know About Buying in Brookside at Fields in Frisco, Texas?

Where is Brookside at Fields in Frisco, Texas?

Short answer: Brookside at Fields is in northwest Frisco, Texas, inside the 2,545-acre Fields master-planned community. It sits in Denton County and Frisco ISD, and it has a homeowners association.

Fields is one of the largest communities on the northern edge of the city, and Brookside is one of its neighborhoods, split into Brookside North and Brookside South. The homes borrow from classic eras of American house design, so you will see a mix of looks on the same street. Omega Mejia is a real estate agent in Frisco, Texas helping buyers and sellers make the right move, and this is how I walk a buyer through Brookside.

If you want the whole Fields picture first, my post on Fields in Frisco covers the larger community, and my Frisco page covers the city.

What does the Brookside Club give you?

The Brookside Club is the center of daily life here. It gives residents of Brookside a pool, tennis and pickleball courts, a fitness center, event spaces and scheduled classes, all inside the neighborhood.

That changes how a weekend works. A morning workout, a swim and a get-together with friends can all happen within a short walk or ride from your front door. For a buyer who is leaving a city with a gym membership, a pool membership and a tennis membership, the club replaces a lot of separate monthly bills with one set of amenities.

The neighboring section, The Preserve, is gated, and its residents share the Brookside Club too. Brookside itself is not gated.

Which parks are within 2 miles of Brookside at Fields?

Brookside has two city parks with its name on them, and three more neighborhood parks sit close by. All five are City of Frisco parks.

Brookside Park South covers 13.65 acres at 13511 Bohannon Drive. Brookside Park North covers 20.66 acres at 14401 Verde Meadows Drive. Falcons Field Park covers 10.1 acres at 1911 Spirit Falls Drive, and Monarch View Park covers 13.4 acres at 1900 Koehn Drive. Boulder Draw Park covers 9.5 acres at 3455 Newman Boulevard.

The biggest green space is Northwest Community Park, a 122-acre park at 14000 Teel Parkway. It has a dog park, a splash pad, a pavilion, a playground, interactive play elements, public art, restrooms, a bike trail, a walking trail and more trails. The City has also set aside 26.52 acres for a future park called Frisco on the Green, so the park list near Brookside keeps growing.

How big is Frisco, and how fast is it still growing?

Frisco is a big city that has kept growing. It has 219,304 residents, up 23.9 percent from 2019, and the median commute is 28.6 minutes (U.S. Census Bureau, American Community Survey 5-year estimates, 2024; see Frisco data).

For a buyer, that growth is the reason Fields exists. The land on the northern edge was open ground not long ago, and the community was planned so parks, trails, a club and shopping would arrive alongside the homes. Fields West, the retail, office and apartment district planned along Dallas Parkway, adds to that plan with 350,000 square feet of retail and restaurants.

The same growth is why the area around Brookside keeps changing. New parks, new restaurants and new roads show up on a regular schedule, and homes in a planned community tend to be built and finished in phases.

If you are relocating to Frisco, Texas

You are choosing a neighborhood from a distance, so the questions that matter most are the ones a listing photo cannot answer. In Brookside, several are already settled: the school district is Frisco ISD, the county is Denton County, a residents' club sits inside the neighborhood, and groceries, restaurants and five city parks are all within 2 miles.

New construction also changes the math for a move. A newer home in a planned community comes with a builder's warranty and a modern floor plan, and the builders in Fields compete on incentives. My post on builder incentives and rate buydowns explains how to read an offer, and my post on new construction versus resale compares the two paths.

Because the name Fields covers 2,545 acres, I look at each home as its own decision. Two homes with the same builder can sit in different sections with different amenities and different commutes. I tell you what I'm seeing, and what I recommend, before you write an offer.

How do you choose the right home in Brookside?

A short list beats a long one. These five choices shape most of the decision:

  • Decide how much you will use the club. A pool, courts and a gym inside the neighborhood matter most to buyers who plan to use them weekly.
  • Pick North or South. The two sections sit near different parks, and the drive to Dallas Parkway differs.
  • Compare new and resale on the same budget. A newer home may cost more per square foot and need fewer repairs in the first years.
  • Time your commute. The median in Frisco is 28.6 minutes, and your own drive depends on where you work.
  • Hold your price to recent sales. I pull recent sales for the exact street, not a citywide average.

My buying a home page shows how I work with buyers. If you are moving from out of state, my relocation page adds the details.

What should a seller in Brookside know?

Sellers here compete with new homes in Fields and with resale homes across northwest Frisco, so pricing sets the pace. Before we list, I build a Plan A, B and C so you can see more than one path, and my post on how I price a Frisco home walks through it.

Each listing gets professional photography, a walkthrough video and a single-property landing page. I also share the pre-listing inspection with every buyer who tours. Start with my free home value page.
