How Do Fields and Newman Village Compare in Frisco, Texas?

How do Fields and Newman Village compare in Frisco, Texas?
How do Fields and Newman Village compare in Frisco, Texas? It depends on how much you want built into your neighborhood. Fields is a 2,545-acre master-planned community with a club, a gated section and a retail district on the way. Newman Village is a smaller neighborhood in the same corner of Frisco, with its own pool and playground and a mix of patio homes and single-family homes. Both sit in Denton County and Frisco ISD.

What is Fields?
Fields is a master-planned community on the northern edge of Frisco that covers 2,545 acres. It is built in sections, including Brookside North, Brookside South and The Preserve, which is gated. Brookside homes borrow from classic eras of American house design.
The Brookside Club is the center of daily life for Brookside and The Preserve. It gives residents a pool, tennis and pickleball courts, a fitness center, event spaces and scheduled classes. Fields West, a mixed-use district planned south of Fields Parkway and west of Dallas Parkway, is approved for 350,000 square feet of retail and restaurants, 320,000 square feet of office space and 1,100 multifamily units.
My post on Fields in Frisco covers the whole community, and my post on Brookside at Fields looks at one section.
What is Newman Village?
Newman Village is a neighborhood in northwest Frisco, in Denton County and Frisco ISD. The City approved it in phases. The early phase included 74 patio home lots, and a later phase added 92 single-family lots on 34.2 acres along Panther Creek Parkway.
The neighborhood has its own amenity center with a swimming pool, patios and decks, a splash area, trellises and a playground. The City's approvals for Newman Village go back to 2011.
My post on Newman Village in Frisco goes deeper on the neighborhood.
Where do Fields and Newman Village differ?
The first difference is size. Fields covers 2,545 acres, and Newman Village is one neighborhood inside the same part of the city. A buyer in Fields chooses a section first and a home second. A buyer in Newman Village chooses a home first.
The second difference is amenities. Fields gives you a club with courts, a fitness center and classes, and a gated section. Newman Village gives you a pool, a splash area and a playground at its own amenity center.
The third difference is home type. Newman Village includes patio homes, which sit on smaller lots with less yard to care for, and single-family homes. Fields sections differ in home style, from the classic-era looks of Brookside to East Village, which is built by Landon Homes.
The fourth difference is what comes next. Fields has sections still to come, with Fields West adding retail, offices and apartments. That means more places to eat and shop close by, and more construction around you for the next several years.
What they share matters as much as what separates them. Both sit in northwest Frisco, in Denton County and Frisco ISD, and both sit close to the same city parks.
Which parks are near Fields and Newman Village?
Both neighborhoods sit within 2 miles of Northwest Community Park, a 122-acre City park at 14000 Teel Parkway with a dog park, a splash pad, three playgrounds and more than 10 miles of trails. Both also sit near Falcons Field Park, Crescent Park, Monarch View Park, Boulder Draw Park and the two Brookside parks.
The size of those shared parks gives you a sense of the options. Brookside Park South covers 13.65 acres on Bohannon Drive, and Brookside Park North covers 20.66 acres on Verde Meadows Drive. Monarch View Park covers 13.4 acres on Koehn Drive, Falcons Field Park covers 10.1 acres on Spirit Falls Drive, and Boulder Draw Park covers 9.5 acres on Newman Boulevard. Northwest Community Park adds a five-acre dog park, a pump track and a skills course for bikes.
Newman Village adds Old Orchard Park, a 4.7-acre neighborhood park, and the 102-acre Warren Sports Complex at 7599 Eldorado Parkway. The City has also set aside land for a future park called Frisco on the Green, which sits near both.
What does neither one tell you?
A neighborhood name does not set a price. Two homes in the same section of Fields, or on the same street in Newman Village, can differ in size, age and finish, so the comparison that matters is home to home.
The name also does not tell you which phase a home belongs to. Newman Village was approved in phases from 2011 to 2016, and Fields is built in sections, so floor plans and finishes shift from one phase to the next.
I help buyers read those differences home by home, and I tell you what I'm seeing, and what I recommend, before you write an offer.
How do you compare them on a tour day?
A short list beats a long one. These five choices separate the two for most buyers:
- Decide how much you want built in. A club, a gated section and a retail district point to Fields, and a smaller pool-and-playground neighborhood points to Newman Village.
- Pick your lot. Patio homes trade yard for ease, and single-family lots trade ease for space.
- Weigh construction nearby. Fields has sections still to come, and Newman Village's approvals date from 2011 to 2016.
- Time your commute from each. The median in Frisco is 28.6 minutes, and your own drive depends on where you work.
- Anchor your price to recent sales. I pull sales from the same street, not a citywide average.
