What Should You Know About Buying in Newman Village in Frisco, Texas?

Where is Newman Village in Frisco?
Newman Village sits in Frisco near Eldorado Parkway and Legacy Drive. The City of Frisco's Planning and Zoning agendas place the first phases at the northeast corner of Eldorado Parkway and Lenox Lane, and later phases along Legacy Drive and Panther Creek Parkway.
Hi, I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. If you are weighing a move into Newman Village, or thinking about selling a home here, I would like you to understand how the community came together before you decide anything.
One quick note so you search for the right place: a separate apartment community on Felix Way also uses the name Newman Village. This guide covers the neighborhood of homes, not the apartments.
How was Newman Village built?
Newman Village was built in phases over several years, and that history shapes the homes you will see today. City planning records show a replat of Phase 1 in 2011, a preliminary plat for Phase 2A the same year with 74 patio home lots, and a final plat for Phase 4 in 2016 with 92 single family lots on about 34 acres. The city's records list the zoning as Planned Development-211, which allows several lot sizes, from patio home lots to larger single family lots.
That mix matters when you shop or list. A home on a patio home lot and a home on a larger single family lot are different products, even when they sit a few blocks apart. Each one draws a different buyer, so each one needs its own plan.
Because the community came together in phases, homes in different sections can differ in age, finishes and floor plans. I check the section and the build year for every address before I talk about price.
What amenities does Newman Village have?
A state construction filing with the Texas Department of Licensing and Regulation describes a Newman Village amenity center built between late 2013 and spring 2014. The filing lists a building with a swimming pool, patios and decks, a splash area, trellises and a playground.
The community is run by a homeowners association. Dues and rules differ by section and change over time. If you are buying, ask for the HOA documents before you commit and confirm what the dues cover. If you are selling, have those documents ready before we list.
What are the homes in Newman Village like?
City records show Darling Frisco Partners, Ltd. as the owner on the plat items I reviewed, and the community includes patio home lots and single family lots in several sizes. Beyond that, I describe homes one address at a time. Ask me about a specific home, and I will pull the year built, the lot size and the section from the county records and the MLS.
Homes at this level of the market get compared closely. Buyers look at the lot, the floor plan, the finishes and the condition, and they compare all of it with new construction a short drive away. A strong plan shows those strengths clearly instead of leaning on the neighborhood name.
What is there to do near Newman Village?
Frisco gives you plenty to choose from. Here is how I would spend a free weekend:
- Visit Frisco Commons Park. It has a spray and splash pad. The Frisco Water Park, with a lazy river and a race slide, is at the Frisco Athletic Center.
- Walk or ride the trails. Visit Frisco says the city offers over 70 miles of trails and green space. The City of Frisco's Parks and Trails page has maps.
- Browse the museums. Visit Frisco lists the Frisco Heritage Museum among the city's museums. Confirm hours before you go.
- See what's new. Universal Kids Resort opened in Frisco in July 2026. Check its official site for tickets and hours.

What should buyers look at in Newman Village?
Start with the section. Ask which phase the home belongs to, what size lot it sits on and how old it is. Then compare it with recent sales close by, because two homes in the same community can sell for different amounts.
Next, read the HOA documents. Ask what the dues cover, who manages the association and what rules apply to the exterior of your home.
Then confirm the school district for the exact address. Most of Frisco is in Frisco ISD, but boundaries follow the address. Use the district's own attendance lookup. For a wider view, see my page on Collin County school districts.
Frisco is a large and fast-changing city. The U.S. Census Bureau's American Community Survey 5-year estimates for 2024 put Frisco at about 219,304 people, up 23.9% from the 2019 estimate, with an average commute of 28.6 minutes to work. See the full Frisco numbers and their source.

What should sellers know before listing in Newman Village?
Your buyer will often tour your home and a new build the same weekend. Your listing has to answer the question, "Why this home?" in the first few photos.
Before we list, I show you a Plan A, B and C for pricing, so you can see more than one path. Each listing gets professional photography, a walkthrough video, its own website and a pre-listing inspection report that I share with buyer agents. You can read the full list on my selling your home page.
The first step is a number. Request a free home value, and I will base it on recent sales near your home, not a citywide average.
How do you decide whether Newman Village fits your plan?
Visit on a weekday and again on a weekend. Walk the streets near the home you like. Drive to work at your usual time and see how the route feels. Then compare what you saw with your must-haves, such as lot size, room for guests, a certain commute or a lock-and-leave home.
The right neighborhood is the one that fits the plan you wrote, not the one with the best photos. If you want help writing that plan, tell me what you are looking for, and we will talk it through.
This article describes my general approach and is not legal, tax or lending advice. Details about the HOA, schools and city amenities can change, so confirm them with the source before you rely on them.
