What Should You Know About Buying in Kingswood Village & Trails in Frisco, Texas?

Where is Kingswood Village & Trails in Frisco, Texas?
Short answer: Kingswood Village & Trails is a neighborhood in southwest Frisco, Texas, along Rock Creek Parkway south of Lebanon Road, in Denton County, with its own homeowners association.16 Stewart Creek Park, Ruff Range Dog Park and B.F. Phillips Community Park all sit within about 1.3 miles.5
The City of Frisco HOA Directory map draws the community on both sides of Rock Creek Parkway and places it in the city's South West region.1 On the west side, the streets carry animal names such as Impala, Oryx, Addax and Cheetah Trail. For a buyer, two things shape the decision here more than any photo: the association's rules and the price of recent sales close to the home.

Who manages the Kingswood Village & Trails HOA?
Neighborhood Management Inc. manages the association, according to the City of Frisco HOA Directory.1 The association is registered with the State of Texas as Kingswood Village and Trails Homeowners Association, Inc.7
The association enforces the community's recorded rules and maintains shared property. Dues, fence and paint rules, rental limits and parking rules all live in its documents, and they apply to you the day your purchase closes.
A management company handles the day-to-day work: dues, notices and rule letters. The board sets the budget and the rules. When you buy here, you inherit both on day one, so the documents deserve the same attention as the inspection report.
What are trash and watering days in Kingswood Village & Trails?
Trash and recycling pickup in Kingswood Village & Trails is on Wednesday.1 In Frisco, your lawn watering day follows your trash day.8
From April 1 to May 31 and from September 1 to October 31, you may water once a week, on Wednesday. From June 1 to August 31, Frisco allows a second day when needed to split your weekly watering, and for a Wednesday trash day that second day is Saturday.8
From November 1 to March 31, automatic sprinkler watering of lawn grass is not allowed. Hand watering and drip irrigation stay allowed for up to 2 hours a day when the weather calls for it.8

If you are weighing resale against new construction
A resale home in Kingswood Village & Trails and a new build compare on the full monthly cost, not the price alone. Taxes, HOA dues and any MUD or PID charge all go into that number.
A resale here comes with things you can see today: an association with a management company in place, a Wednesday trash and watering routine, and parks that opened years ago. With a new build, you compare that against the builder's incentives, the warranty and the timeline to move in.
Property tax bills differ from one address to the next. My post on how Texas property taxes work in Collin County explains how the bill is built, and what MUD and PID taxes are shows how they change the monthly cost of a newer build.
Here is how I line up the two choices with you:
- I put the resale home and the new build side by side on the full monthly cost.
- I read the HOA documents with you, including the rental and fence rules.
- I pull recent sales close to the resale home, so the offer starts from real numbers.
- I walk you through what the builder includes and what costs extra.
I want the right deal for you, not any deal. My new construction page shows how I represent buyers with builders, and my buying a home page and buying process cover a resale purchase step by step. When you have a home in mind, send me a message and we will put the two side by side.
