Is a Hotel and Convention Center Coming to Toyota Stadium in Frisco, Texas?

An illustrated question mark over a stylized stadium and a row of buildings.

Is a hotel and convention center coming to Toyota Stadium in Frisco, Texas?

Yes, a hotel and convention center is planned at Toyota Stadium in Frisco, Texas, and it is not built yet. On October 20, 2026, the Frisco City Council voted unanimously to approve an agreement that lets the city apply for state incentives to support a mixed-use project at the stadium.

I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group, helping buyers who are moving to Frisco, Texas and the rest of Collin County. When you choose a part of town from another city or another state, the worry is finding out later that you missed something people here already knew. This is one of those things, so here is where it stands as of October 27, 2026.

What did the Frisco City Council approve for Toyota Stadium?

According to the City of Frisco, the council approved a Chapter 380 Economic Development Agreement with the Hunt family, which operates Toyota Stadium. The agreement lets the city pursue state grants for the project.

The city says the plan includes:

  • A 250-room full-service hotel
  • A 15,000-square-foot convention center
  • About 30,000 square feet of retail and restaurant space
  • A multi-story parking garage

The Hunt family will cover the consulting and legal costs of applying for and managing the state grants. The city will work with Hunt Sports Development to pursue them.

Think of the vote as a green light to apply for help, not a green light to start digging.

Where would the hotel and convention center go?

The city places the project north of Main Street, between Dallas Parkway and Frisco Street. That puts it on the Toyota Stadium campus, a short trip from downtown Frisco.

The campus has a long history as a shared project. Toyota Stadium and Soccer Center opened in 2003 as a partnership between the City of Frisco, Frisco ISD and the Hunt family, and it includes the stadium and 17 soccer fields. The National Soccer Hall of Fame shares the stadium's address at 9200 World Cup Way.

The city also says the new garage is expected to serve businesses in the nearby Rail District. That is the downtown area where Frisco finished the new 4th Street Plaza this fall.

Who pays for the Toyota Stadium hotel and convention center?

The city lays out its part. Frisco will pass through 50 percent of the hotel occupancy taxes collected at the project, capped at $5 million, for ten years. It will also waive half of the construction development fees for stadium improvements.

Hotel occupancy tax is the tax guests pay when they book a room. So the pass-through depends on a hotel opening and guests staying in it.

Is this the same as the Toyota Stadium rebuild?

No. The stadium rebuild is a separate project, with its own funding and its own timeline. FC Dallas is still playing at Toyota Stadium while that work moves forward in stages, and I covered it in my post on catching FC Dallas during the rebuild.

Here is what the official records show about the rebuild as of October 27, 2026. The state's architectural registration for "Toyota Stadium Renovations" lists the City of Frisco as owner, an estimated cost of $182 million and about 130,000 square feet of work. The scope covers a new canopy shade structure, clubs, suites and space for broadcast and press. The filing lists a start date of February 1, 2025, and an estimated completion date of March 3, 2028.

FC Dallas's own renovation site lists the new stadium as coming in 2028, with a full canopy that shades every fan. In 2024, the city, its Economic Development Corporation and its Community Development Corporation extended the FC Dallas lease through 2057.

The October 20 agreement covers something else: the hotel, convention space, shops, restaurants and parking that the city and the Hunt family want to add. Two projects, one part of town.

When will the hotel and convention center open?

The hotel, the convention center and the shops have no announced start date or opening date as of October 27, 2026. The state grants are applications, so the state has not approved anything yet. The size, the design and the mix of businesses can still change between a plan and a ribbon cutting.

Plan around what is open today, and treat the rest as a possibility until it is built.

Will living near Toyota Stadium feel different once this is built?

It will add places, and that is the part you can plan around. A 250-room hotel, a convention center and about 30,000 square feet of shops and restaurants would sit next to a stadium, 17 soccer fields and a soccer museum. The city says it expects the project to bring more visitors to Frisco.

What that means for you depends on the life you want. If you like having a place to eat, a match to catch and a downtown plaza within a short drive, this corner of Frisco gives you more of that over time. If you want a quieter street, you have plenty of parts of Frisco farther from the stadium to compare.

For buyers relocating to Frisco: what does this mean for where you buy?

A planned project does not set the price of any home. What a home sells for depends on the home itself, its condition and what similar homes nearby have sold for.

Here is how to test the area before you choose:

  • Visit twice. Go once on a match day and once on a quiet weekday, and notice how each one feels.
  • Compare real sales. I pull recent sold homes on the streets you like, so you decide on numbers instead of a headline.
  • Write down your must-haves first. Decide what matters most before you tour, so the news does not decide for you.

Frisco has more going on than the stadium. My things to do in Frisco page and my post on the new 4th Street Plaza downtown show you other parts of town to weigh.
