Where is Grayhawk in Frisco?

Grayhawk sits in northwest Frisco, north of Eldorado Parkway and between Teel Parkway and FM 423, according to a Community Impact neighborhood profile. The City of Frisco lists it in its HOA directory under the Northwest region. Its own association website describes a community of about 100 acres.

Hi, I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. This guide covers what the community offers, what is nearby and what I check at a specific address before a buyer writes an offer or a seller picks a price. Exact boundaries matter, so I always confirm an address on the map first.

What are the homes like in Grayhawk?

Grayhawk is divided into numbered phases and sections, and the county records list the homes under those names. The same Community Impact profile reported that homes sold in the year before it was published ranged from 1,802 to 4,736 square feet. That article is from 2017, so treat the range as a starting point and not a current figure.

Builders and build years vary by section, so the county record for the address settles them. When you give me an address, I pull the square footage, the year built and the subdivision section from the appraisal district and compare it with recent nearby sales. Two houses on the same street can differ by hundreds of square feet, so the address decides the answer.

What does the Grayhawk HOA offer?

The Grayhawk association's website describes scenic open spaces with walking trails across the community, a large pond with fountains as the centerpiece, gazebos, play areas and three community swimming pools. Community Impact's profile also lists playgrounds, parks and water features.

Picture the routine this sets up. A walk around the pond before work. A loop on the trails after dinner. A swim at a community pool on a summer weekend. Pool access, hours and rules come from the association, so ask for the current rules before you plan around them.

Read the HOA documents before you commit if you are buying, and have them ready before you list if you are selling. Buyers and their agents ask for them early.

MUD, PID and HOA fees

MUD or PID. The City of Frisco's Public Improvement Districts page names only PID 1 and PID 2, in the Panther Creek area, and does not mention Grayhawk. For any address, check the tax bill and the seller's disclosure for special district charges.

HOA fees. Dues vary by section and change over time. Ask the association for the current amount, what it covers and any fee due at closing.

Which parks and trails are near Grayhawk?

The City of Frisco's trail page says the Monarch Trail is 0.2 miles long and links the Glen View and Grayhawk communities to Monarch View Park. The trail connects FM 423 with Teel Parkway and is a pedestrian route to Monarch View Park, Billy Gene Phillips Elementary School and Northwest Community Park.

Monarch View Park is at 1900 Koehn Drive. The city lists it as a 13-acre park completed in 2022 with a playground, basketball, a pavilion, picnic areas, fitness equipment, walking and bike trails and public art. It opens 30 minutes before sunrise and closes 30 minutes after sunset.

Northwest Community Park is at 13770 Teel Parkway. The city announced its grand opening for September 19, 2026, and describes 122 acres with more than 10 miles of trails, a 20-acre great lawn, three playgrounds, a splash pad, a five-acre dog park, a pump track and an outdoor classroom about the Blackland Prairie.

The city also lists the Hazelwood Trail, 0.7 miles along Panther Creek between FM 423 and Teel Parkway near 12200 Teel Parkway. It links to the 3.48-mile PGA Trail. Check the city trail map for how these routes meet your street.

Where are the groceries, shopping and restaurants?

Several stores sit along Eldorado Parkway and Teel Parkway. Sprouts Farmers Market lists a Frisco store at 2500 Eldorado Parkway. Target lists Frisco North at 4885 Eldorado Parkway. Main Street Village, at Teel Parkway and Main Street, is anchored by a Kroger at 3205 to 3245 Main Street, according to the center's website. Market Street lists a store at 11999 Dallas Parkway.

I have not measured the distance from each Grayhawk street to these stores, so I will not quote a mileage. Drive from the address you are considering at the time of day you would normally shop, and time it yourself. I will gladly map the routes for you.

What schools are assigned to Grayhawk?

Grayhawk is in Frisco ISD. The 2017 Community Impact profile listed Boals and Phillips elementary schools, Trent and Stafford middle schools and Lone Star High School. Frisco ISD lists Phillips Elementary at 2285 Little River Drive, Boals Elementary at 2035 Jaguar Drive, Stafford Middle School at 2288 Little River Road, Trent Middle School at 13131 Coleto Creek Drive and Lone Star High School at 2606 Panther Creek Parkway.

Assigned campuses have included those schools, but zones change and follow the address. Confirm your address with Frisco ISD before you rely on it. For a wider view, see my page on Collin County school districts.

What is a day in Grayhawk like?

Start with a morning walk on the neighborhood trails and around the fountain pond. Take the Monarch Trail toward Monarch View Park and look over the playground and the pavilion. Later, head to Northwest Community Park for the trails, the great lawn or the pump track. Pick up groceries at Sprouts or Target on Eldorado Parkway on the way home. On a warm weekend, spend an afternoon at a community pool.

That is a routine built from places on a map, and you can test it in a weekend. For a wider look at the city, visit my Frisco page.

What should buyers check in Grayhawk?

Start with the house. How old is the roof, the air conditioner and the water heater? Which rooms have been updated? Then compare the home with recent sales nearby, because a house near a busy road and a house on a quiet street can sell for different amounts.

Next, confirm the HOA documents, any special district charge and the school assignment for the exact address. If you are moving from out of town, my page on relocating to the Frisco area explains how I help from a distance. When you are ready, read my buying a home page and my buying process. What should sellers know before listing in Grayhawk?

Your home competes with others nearby and with new communities across Frisco. Buyers see the pond, the pools and the trails in the neighborhood photos, so I make sure the listing shows how close your street is to them.

Before we list, I show you a Plan A, B and C for pricing. Each listing gets professional photography, a walkthrough video, its own website and a pre-listing inspection report that I share with buyer agents. Read the full list on my selling your home page. The first step is a number, so request a free home value. I base it on recent sales near your home and not on a citywide average.

How do you decide whether Grayhawk fits your plan?

Walk the area once on a weekday and once on a weekend. Visit both parks. Drive to your workplace and to the grocery store at your usual times. Then compare what you saw with your must-haves, such as a layout, a yard or a commute.

The right neighborhood is the one that fits the plan you wrote, not the one with the best photos. Tell me what you're looking for, and we'll talk it through.

This article describes my general approach and is not legal, tax or lending advice. Details about the HOA, schools and city amenities can change, so confirm them with the source before you rely on them.
