Fields in Frisco, Texas: Homes and Neighborhood Guide
A large master-planned area in Frisco with trails and parks.
Fields at a Glance
Fields is a master-planned community on the north side of Frisco, and the developer describes it as 2,545 acres. Plenty of people call it The Fields. The developer's own name is Fields, and both names mean the same community.
It is built in sections, with different home types, lot sizes and amenities in each. A home in one section can feel different from a home in another, so I look at them one at a time.

The Villages and Home Areas
The developer lists these sections on its Our Communities page:
Brookside North and South. The developer says the homes draw on classic eras of American residential design. Residents have access to parks, trails and the Brookside Club.
The Preserve. A gated section. The developer says it laid out most lots for golf course views. It also has access to the Brookside Club.
East Village. Homesites in 50-foot and 60-foot widths, built by Landon Homes, near Panther Creek Parkway and the Dallas North Tollway.
University Village and North Fields. Both are listed as coming soon, so details will arrive later.
Multifamily. The plan includes apartment-style residences, including some above retail and dining in Fields West.
Amenities and Trails
The Brookside Club is the main amenity. The developer describes it as a $13 million amenity center with event spaces, a resort-style pool, tennis and pickleball courts, a fitness center and group fitness classes. Access covers Brookside and The Preserve.
The developer also says Fields has 25 miles of bike and hike trails linking homes, shops and offices. I treat that as the developer's figure and encourage you to walk the trails near any home you like.
HOA details differ by section. Ask for the current dues, rules and documents before you make an offer, and I will help you read them.
Fields West and What Is Planned
Fields West is the planned mixed-use district in the center of the project. The City of Frisco's July 2024 announcement describes 49.5 acres south of Fields Parkway and west of Dallas Parkway. It calls for 350,000 square feet of retail and restaurants, 320,000 square feet of office space and 1,100 multifamily units.
Because the project is large, construction continues in stages. Recent updates are found at fieldsfrisco.com. Before you buy, look at what is planned near the home you like.

Buying or Selling in Fields
If you are buying, we start with a consultation so we know what the home has to do for you. Then I compare sections, builders and resale homes on the full picture. See buying a home, new construction and relocation.
If you are selling, I price your home from recent sales in your section and build a Plan A, B and C before we list. See selling your home or find out what your home is worth.
Schools come up often. Use the school district's own address lookup and confirm the result with the district, since boundaries can change. I am glad to help you with that step.
