Where The Trails Is Located
Visit Frisco describes the community's trail system as running north from Main Street along Teel Parkway toward Cottonwood Creek, and the City of Frisco lists the trailhead at 2200 Old Orchard Drive. That places The Trails in the western part of Frisco.
Frisco sits in more than one county, so I confirm the county and the school district for every address before we go further. Those details affect property taxes, records and school assignments.
Trails, Parks and Green Space
The name fits. Here is what the city and Visit Frisco say about the outdoor spaces:
- Trails of West Frisco trail. The city lists this trail at 0.8 miles, with the trailhead at 2200 Old Orchard Drive. Visit Frisco calls it a network of hiking and biking trails. Visit Frisco adds that it is meant to connect north to Eldorado Parkway eventually, and recent updates are found at the City of Frisco trails page.
- Old Orchard Park. A 6-acre city park with a basketball court, playground, pavilion, picnic tables, BBQ grills, benches, practice fields and a walking trail.
- Teel Pond. A 27.5-acre park and natural area along and east of Teel Parkway, north of High Shoals Drive. The city says the pond offers fishing and wildlife viewing.
When I tour a home in a community like this, I walk from the front door to the nearest trail or park. Ten minutes on foot tells you more than a paragraph in a listing.
The Trails of Frisco Golf Club
The Trails of Frisco Golf Club sits at 10411 Teel Parkway. Visit Frisco lists an 18-hole course of 6,800 yards, par 71, with wetlands and bunkers, plus a clubhouse with a golf shop, a bar and grill and a banquet area. For current hours and rates, call the club at (972) 668-4653.
Homes in The Trails
I don't quote one price, one age or one size for a whole community, because those details change from street to street and month to month. Recent updates are found at my home valuation page, where I pull recent nearby sales for a specific address.
Here is what I look at on any home in The Trails:
- The age and condition of the roof, air conditioner, water heater and windows
- Foundation, grading and how water moves around the lot
- Floor plan, kitchen, bathrooms and flooring updates
- Lot position, including what the home backs to
The Owners Association
Homes in a community like this usually come with an owners association. I ask for the association documents early on every purchase, because they show what the dues cover, how often they are paid, which rules apply and whether any projects are planned. I won't quote a dues figure here, since it can change and may differ by section. You'll get the current numbers from the documents for the home you're considering, and I'll read them with you.
Selling a Home in The Trails
Buyers compare your home with every other option in their price range across Frisco, including new construction. The Trails location helps you get seen, and the home still needs the right price, presentation and negotiation.
Every seller gets a Plan A, B and C for pricing before we list. Every listing includes professional photos, a walkthrough video, its own website and a pre-listing inspection report I share with buyer agents. Read how it works on my selling your home page, or request a home valuation to see where you stand.
Buying a Home in The Trails
We start with a buyer consultation before any showings, so we both know what the home has to do for you. Then we tour with a purpose, compare recent nearby sales, and read the inspection report together. See the steps on my buying a home page and my buyer process page.
