What Is It Like to Live in The Trails of West Frisco, Texas?

What is The Trails of West Frisco?
It's a residential community in Frisco, Texas, and the City of Frisco and Visit Frisco both list it by the name Trails of West Frisco. You'll hear it called The Trails, The Trails of Frisco and The Trails of West Frisco, so don't let the different names throw you. They point to the same part of town.
Hi, I'm Omega Mejia, a real estate agent with Simply Great Real Estate Group at OnDemand Realty in Frisco. I'm glad you're reading this, because the best way to look at a neighborhood is with a plan in hand. If you're thinking about buying or selling in The Trails, let's go through what I'd look at together.
Anything that changes month to month, like prices and how fast homes sell, I'll go over with you from current local data when we talk.
Where is The Trails in Frisco?
The community's trail system starts near Main Street and runs north along Teel Parkway toward Cottonwood Creek, according to Visit Frisco. The City of Frisco lists the trailhead at 2200 Old Orchard Drive.
That puts you in the western part of Frisco, which is why the community carries "West Frisco" in its formal name. If you work along the Dallas North Tollway or the Sam Rayburn Tollway, map your own commute before you fall for a house. A short drive on a map can feel different at 8 a.m. on a weekday, and I'd rather you test it than guess.
Frisco sits in more than one county, and the county matters for property taxes and records. I'll confirm it for the exact address you're considering. You can see my full overview of the city on my Frisco page.
What can you walk to or reach nearby?
The Trails is known for its outdoor spaces, and here's what the City of Frisco and Visit Frisco say about them:
- The trail network. The city lists the Trails of West Frisco trail at 0.8 miles, with the trailhead at 2200 Old Orchard Drive. Visit Frisco describes it as a network of hiking and biking trails inside the community.
- Old Orchard Park. This 6-acre city park at 2200 Old Orchard Drive has a basketball court, a playground, a pavilion, picnic tables, BBQ grills, benches, practice fields and a walking trail. It opens 30 minutes before sunrise and closes 30 minutes after sunset.
- Teel Pond. This 27.5-acre park and natural area sits along and east of Teel Parkway, north of High Shoals Drive, and was completed in 2015. The city says the pond offers fishing and wildlife viewing.
- The Trails of Frisco Golf Club. The 18-hole course is at 10411 Teel Parkway, and Visit Frisco lists it at 6,800 yards, par 71, with a clubhouse that includes a golf shop and a bar and grill.
If you tour a home here, walk to the nearest trail access or park from the front door. Time it. That tells you more than any listing description.
What should you check about the homes themselves?
Every home in a community like this has its own story, so I look at the house first and the neighborhood name second. Here's my short list for any Trails address:
- Age and condition of the big systems. Roof, air conditioner, water heater and windows. Ask for the age of each and any service records.
- Foundation and drainage. Look at how water moves around the lot after rain. A Texas inspector will check the foundation, and I like to know what the report says before we negotiate.
- Floor plan and updates. Kitchens, flooring and bathrooms shape what a home is worth compared with others nearby.
- The lot. Backing to a greenbelt, a street or a neighbor changes how a home feels and how it sells.
What should you know about the HOA before you buy?
Ask for the association's documents early. In Texas, a buyer in an owners association usually receives a resale certificate, and it tells you what the association charges, what rules apply and what the money covers. I won't quote a dues amount for The Trails here, because the number can change and different sections of a community can differ. You'll get the current figure from the documents for the home you're considering.
Read what the dues cover, any fees due at transfer, rules on fences, parking or rentals, and any planned projects. I'll go through them with you line by line. If something looks odd, we ask about it before the option period ends, not after.
What does selling in The Trails look like?
If you own a home here, your buyers will compare it with other homes in the same price range across Frisco, including new construction. The Trails name helps, and the home still has to stand on its own: condition, updates, photos, price and how we negotiate.
I start every sale with a pricing plan. You'll see a Plan A, B and C before we list, so you know what each choice could mean for your timing and your outcome. Every listing I handle includes professional photos, a walkthrough video, its own website and a pre-listing inspection report that I share with buyer agents. My selling your home page walks through the whole plan, and you can request a home valuation to see where your home stands today.
What does buying in The Trails look like?
Before we tour a single house, we sit down for a buyer consultation. We talk about how you want to use your home, what you can't compromise on and what you can, and how the process works in Texas. Then we tour with a purpose, so you're comparing homes against your own list instead of falling for staging.
When you find a house, I help you read the inspection report, compare recent nearby sales and decide what to ask for. You can read the steps on my buying a home page, or see how I work through each stage on my buyer process page. Looking at newer homes too? My new construction page explains how I compare them.

What are some fun things to do near The Trails?

- Visit Old Orchard Park. Bring a picnic, since the park has tables, grills and a pavilion.
- Bring a fishing pole to Teel Pond. The city says the pond offers fishing, so check posted rules before you go.

What about schools?
School assignments depend on the exact address, and boundaries can change. Frisco covers more than one school district, so please confirm the district and the assigned campuses for any home using the district's own boundary tool, and do it before you write an offer. I'm happy to point you to it. For a broader look at how districts work in our area, see my Collin County schools page.
What should you do next?
Pick the question in front of you. If you own in The Trails, start with a home valuation. If you want to buy, read how I handle a purchase or sale from start to finish. If you'd rather talk it through, tell me what you're planning and I'll come back with current local numbers for your street.
This article describes my general approach and isn't legal, tax or lending advice. Your own situation, your HOA documents and your contract determine your rights and costs.
