The ranch behind the name
According to the community's website, B.F. Phillips Sr. bought the first 640 acres in 1936 and grew the ranch to more than 1,800 acres. He bred and trained quarter horses there. The family sold the land in the late 1990s.
The website says 25 life-size bronze horse sculptures stand throughout the community today.
Amenities
The community website lists these features:
- Two pool areas, one at Vista Park and one in the Riverton neighborhood, open May through October and included in HOA dues
- A 2,020 square foot fitness center at Vista Park, plus a separate space for yoga, pilates and bootcamp classes at Cascades Park
- The Texas Backyard, with horseshoe pits, a bocce court, a sand volleyball court, grills, patio swings and a fire pit
- An open-air pavilion and community lawn for concerts, movie nights and block parties
- Hike and bike trails, parks and a bike-sharing program

Homes in Phillips Creek Ranch
The community is made up of single-family homes built by several builders. A 2020 Community Impact profile named Toll Brothers, Drees Custom Homes and Shaddock Homes among them. Because of that mix, two homes in the same neighborhood can differ in floor plan, finishes and age.
Your home's price depends on its builder, lot, updates and condition, and on what is for sale around it this month. I do not quote a neighborhood average, because it cannot tell you what one home is worth. Ask me for the recent sales that match your home, and see my Frisco page for the wider city.
The association charges HOA dues. Ask for the current amount and the governing documents early, so the numbers are in front of you before you make or accept an offer.
School district
The community's website lists Frisco ISD as the district. Assignments change from year to year, so confirm the campus for any address with the district's attendance zone lookup. See my Collin County schools page for how to read district information.
