How Closing Works When You Buy in Texas
Closing is a process, not one day
I'm Omega Mejia, a real estate agent in Frisco, Texas. Closing feels like a single event, but the work starts the day your offer is accepted. Many small steps lead to the day you get your keys.
My job is to keep track of every one so you never wonder what comes next. See my full buying process.

Step 1: The title company opens the file
In Texas, a title company handles your closing. After your offer is accepted, the buyer delivers earnest money to the title company, and the file opens. The title company researches the property's ownership history and prepares the documents.
I stay in touch with them throughout, so any question gets answered quickly.
You won't need to chase anyone. If the title company needs something from you, I tell you what it is and when it's due, in plain words. Questions are welcome at any hour of the process, and I answer them as soon as I can.
Step 2: The option period and the appraisal
You inspect the home during the option period, usually 7 to 10 days, and decide how to move forward. Here's how that works. Your lender also orders an appraisal. I keep an eye on the timing and tell you what to expect.
Step 3: We stay on top of the details
Between acceptance and closing, a few things keep moving. I coordinate them with you, your lender and the title company.
- Lender updates. Your lender may ask for documents. Respond quickly, and tell me if anything seems unclear.
- Utilities and moving. I help you plan transfers and share vendor referrals when you need them.
- Insurance and other items. Your lender and title company tell you what they need, and I help you track it.
- Dates. I check the closing date against your move so nothing collides.
Step 4: The final walkthrough
Shortly before closing, we visit the home again. The goal is to confirm it's in the condition we expected and that any agreed repairs are complete. If something looks wrong, we raise it before you sign. I bring the list, and you bring your questions.
Test the lights, the faucets and the appliances. Open and close the doors and windows. A few quiet minutes in the home now saves a lot of worry later.
Step 5: Closing day
At the title company, you review and sign your documents. I'm with you to answer questions and make sure nothing surprises you. When everything is signed and your lender funds the loan, the home is yours.
I walk you through the final steps and hand over your keys as soon as they're available. Closing support is part of my service, and so is staying in touch after.
