How I Help You Get Pre-Approved
Why pre-approval comes first
I'm Omega Mejia, a real estate agent in Frisco, Texas. Before we tour a single home, I want you to know what you're comfortable buying. Pre-approval gives you that answer.
Think of it as a conversation with your lender, not a hurdle. You talk through your situation, and you leave knowing where you stand. That clarity makes every later decision easier, from which homes to tour to how strong an offer to write.
Book My Buyer Consultation
Step 1: We talk in your buyer consultation
Pre-approval is part of the 60 to 75 minute buyer consultation we hold before any showings. We cover your goals, your wishlist and a reality check, how we'll work together, and where you are with your pre-approval.
If you already have one, we review it together. If you don't, we plan the next step. Either way, you never feel behind. Many buyers start this process with nothing in hand, and that's a normal place to begin.
Bring your questions, your timeline and any worries about the process. I'd rather you ask now than guess later. Together we decide how soon to talk with a lender, based on when you hope to buy.
Step 2: You choose a lender
I introduce you to lenders I work with. The choice is yours. You can talk with one lender or several, and you can bring your own.
When you meet a lender, ask questions until the answers make sense. A good lender explains your options in plain language and tells you what you're comfortable buying, not only what a number allows. I stay in the background, ready to answer any question about how the lender's answers affect your search.
Comparing more than one lender is a reasonable move. Keep notes on what each one explains well, and bring them to me. We'll talk through which conversation left you feeling most informed.
Step 3: You have the conversation
Your lender will ask about your finances and walk you through the options that fit your situation. I don't give lending advice, and I don't need to see your private details. Your lender handles that side, and you tell me what you're comfortable with.
- Ask what the process looks like. Find out what your lender needs from you and how long each step usually takes.
- Ask about timing. A lender who answers quickly helps you move when the right home appears.
- Ask what could change. Understand what you should avoid doing while your file is open.
Step 4: We put it to work
With your pre-approval in place, I set up an MLS auto-search so new homes that match your wishlist reach you quickly. We tour the homes that fit, and I prepare offer strategy before the right one appears. That way, you can move with confidence when it does.
Buying new construction? Your lender and the builder's team both play a part, and I coordinate the timing. See how I help new construction buyers. First home? Start with my first-time buyer page.
Your next step
Ready to take the first step? Tell me where you are. We'll set up your buyer consultation and make a plan. Want the full picture first? Read how I help buyers from start to finish, or see the buying a home overview. When you're ready to write an offer, here's how I help you make one.
This page describes my general approach and isn't legal, tax or lending advice. Talk with your lender about financing and your tax advisor about taxes.
Frequently Asked Questions
When should I get pre-approved?
Before you tour homes. Knowing what you're comfortable buying keeps your search focused and lets you move quickly when the right home appears.
Do I have to use a lender you recommend?
No. I introduce you to lenders I work with, and the choice is yours. You can talk with several lenders and compare.
Will you help me understand my pre-approval?
I help you see how it fits your search, and we review it together in your consultation. For financing details, your lender is the right person to ask.
Can I talk with you before I speak with a lender?
Yes. Many buyers start with the consultation. We talk through your goals, and then I help you take the lender step.
Today's mortgage rates
This chart comes from my preferred lender, Clarity Home Lending. Use it to see where rates are today, then plug a rate into the calculator above.
These are market rates, not a quote or an offer to lend. Your rate depends on your credit, your loan and the day you lock. Ask a lender for a Loan Estimate to see your own number.
