How do Panther Creek Estates and Edgestone at Legacy compare in Frisco, Texas?
How do Panther Creek Estates and Edgestone at Legacy compare in Frisco, Texas? It depends on which side of the city you want to live on. Panther Creek Estates sits in northeast Frisco, in Collin County, with a pool of its own and a large city park nearby. Edgestone at Legacy sits in southwest Frisco, in Denton County, beside a 107-acre city park. Both are in Frisco ISD, and both are homeowners association neighborhoods.

Where do Panther Creek Estates and Edgestone at Legacy differ?
The first difference is the county. Panther Creek Estates is in Collin County, and Edgestone at Legacy is in Denton County. That sets which county appraisal district values the home and which county's taxing units appear on the bill.
The second difference is location in the city. Panther Creek Estates sits in the northeast, near Coit Road and Eldorado Parkway. Edgestone at Legacy sits in the southwest, with Edgestone Drive, Hall Road and Torrance Boulevard along its boundary.
The third difference is the neighborhood amenity. Panther Creek Estates has its own pools and a splash pool. Edgestone at Legacy has a 107-acre City park on its edge.
The fourth difference is what the nearby parks offer. Northeast Community Park has multipurpose athletic fields, cricket pitches, the Frisco Skate Park, walking trails, a playground and a fishing pond. B.F. Phillips Community Park has ball fields, a disc golf course and a dog park.
Both neighborhoods share a school district, and both have an HOA.
Which parks are within 2 miles of each neighborhood?
Panther Creek Estates has more than a dozen parks, trails and practice fields within 2 miles. They include Northeast Community Park, the 102-acre Warren Sports Complex on Eldorado Parkway, Independence Parkway Practice Fields, Bobwhite Park, Coyote Crossing Park, Hummingbird Park, Mourning Dove Park, Miramonte Park and Yucca Ridge Park. The City has also set aside 246.88 acres for a future Panther Creek Sports Complex on Panther Creek Parkway.
Edgestone at Legacy has more than a dozen parks and community spaces within 2 miles. They include B.F. Phillips Community Park, Beavers Bend Park, Teel Park, Stewart Creek Park, J.R. Newman Park, Pearson Acres Park, Plum Creek Park, Boyd Park, Wranglers Range Park, Starwood Park and the Frisco Heritage Center. A future City park, Grand Park, also sits on the list.
The two big parks have their own histories. Northeast Community Park opened in two phases, the first in 2017 and the second in 2023, and it opens 30 minutes before sunrise and closes at midnight, with the skate park closing at 10 p.m. B.F. Phillips Community Park was completed in two phases as well, in 2008 and 2010, and it keeps the same sunrise-to-midnight schedule. Both parks give a neighborhood a place for a morning walk, a weekend ball game or an evening with the dog.
Both neighborhoods sit close to a large City community park, and both have a long list of smaller parks around them.
What does neither one tell you?
A neighborhood name does not set a price. Two homes on the same street can differ in size, age and finish, so the comparison that matters is home to home.
The name also does not tell you what a particular home costs to carry. The county affects the tax bill, and I walk through the numbers with you for the specific home. My post on how Texas property taxes work in Collin County explains the Collin side, and the same logic applies on the Denton side with a different set of taxing units.
I tell you what I'm seeing, and what I recommend, before you write an offer.
How do you compare them on a tour day?
A short list beats a long one. These five choices separate the two for most buyers:
- Pick a side of the city. Northeast and southwest Frisco sit on opposite ends of your daily drive.
- Pick your pool. A neighborhood pool suits a daily swim, and a large community park suits a ball field, a trail run or a dog walk.
- Weigh the county. Collin and Denton set different tax rules for the same price of home.
- Time your commute from each. The median in Frisco is 28.6 minutes, and your own drive depends on where you work.
- Anchor your price to recent sales. I pull sales from the same street, not a citywide average.
My buying a home page shows how I work with buyers, and my Frisco page covers the wider city.
