How I Negotiate and Close Your Sale

The offer is the middle of the sale, not the end

I'm Omega Mejia, a real estate agent in Frisco, Texas. When an offer arrives, the work moves to a new stage. The price is one part of it, and I negotiate the whole deal.

This page is one step inside my full selling process. Here is how it goes from offer to closing.

Step 1: We read every offer against your goal

I go through each offer with you and compare it to what you told me you needed. We look at price, terms, inspections, the appraisal, concessions, timing and the closing date. A strong price with weak terms can cost more than it seems, so we weigh the whole picture.

Step 2: We negotiate the whole deal

You decide what you'll accept, and I negotiate toward it. I explain where we have room and where we do not, and I keep the other side's agent talking so the deal stays on track. You approve every response before it goes out.

Step 3: Once an offer is accepted, the Texas timeline starts

In Texas, the buyer delivers earnest money to a title company after the offer is accepted. An option period follows, usually 7 to 10 days. During it, the buyer inspects the home and can ask for repairs, renegotiate or walk away.

Because I share the pre-listing inspection with buyer agents, fewer things come as a surprise. If requests do arrive, we respond with a plan.

Step 4: The appraisal

The buyer's lender orders an appraisal. I prepare for it early, using the same recent sales I used to price your home. If the number comes in short, we talk through your options before choosing the next step.

Step 5: Closing at the title company

A title company handles the closing. I track each deadline, keep you informed and confirm the details with you before the day. At the table, you sign, and the sale is complete. My compensation is negotiable and agreed with you in writing before we start.
